2011 的春天甚至夏天，买方和卖方处于“谁先眨眼”的状态。All the houses were
listed way above the buyer’s expecting prices. NOT many deals. But this
situation changed in last winter, buyers and sellers finally met, with lots
of closings in the winter, especially in the November and December. Almost
all the good condition houses were sold in last winter. There were NO “
houses” for the January and February of 2012.
今年的春天情况分常好。卖方回到了现实，买方也等不及。Most houses are priced
right on the market values or just slightly above the market values. The
houses priced right will be sold within 2 weeks on the market with multi-
offers. Just give you an example, I have total of 12 clients right now
looking for single family houses in west windsor /plainsboro area with the
price range of 600K to 750K. There are total of only 40 houses in the
market right now within this price range. I have submitted total of 6 offers
in that area and all have more than one offers.

你所说的完全不是事实。
光west windsor一个地方，
600000-750000之间的待售房就有46个，多数已经上市几个月甚至上年了。

发帖数: 5407 | 5 你说的有可能， 但一个月内一下子二十来个房子600k到750K的under contract，
可能性也小了一点。 大家自己判断。
这个west windsor我看一段时间了， 除了靠近火车站那一块新开发区，
房子走得快， 其他地方那些七八十万的房子很多也走得很慢，根本不必抢。
楼主所谓多数房价都在合理范围内了， 而合理价格的房子两个星期就被买走实在
是睁眼说瞎话。

我们现在的房子，就是被双份agent一起忽悠，多花了5%.
