经历的，看了我的文章，也希望能给你们带来些启示，不要重蹈覆辙。
我在一家公寓住了4年多了。最近搬走。搬走前把房间打扫干净，并且拍了照片。请
super看过了，觉得干净就走了，当初没有留下房间干净，没有东西损坏的任何证据。
然后，我的一个月的押金2000多美元一直没有消息。搬走25天左右，我电邮房产公司，
他们说，因为没有我新家地址，所以一直没有寄出，另外，我公寓很脏，并且卫生间有
东西损害，所以扣 450美元。我当时很震惊。因为当初走是，super是检查过的。
我给他们回信说明，当初super检查过。然后他们打电话给我，说灶台和卫生间很脏。
我回信附上照片说，是很干净的。
然后，第二天，他们打电话给我，我没有接到，是留言，说super当初告诉我是很脏的
。并且为了打扫我的房间，他们的工人工作了三个多星期，super的脊椎病又犯了，需
要推拿治疗，所以押金一分钱都不退了。
现在我真不知道该怎么办了。我的一个朋友告诉我，在纽约，最好是最后一个月的房租
不付。正好用押金抵。我很傻，我每个月房租都按时交的。
有没有比较有经验的人能告诉我该怎么办啊？现在伤心死了。 |

through, and you have the picture as evidence, if they do not return deposit
immediately, you will sue them in small claim court.
Of course, if it did go through the court, depends on their experience and
resource, it could take you several trips to the court house, each could
take 5-6 hours. |

big company. the
lawyers cost more than the deposit.

didn't, they will sure lose the case. But you have to prepare spend quite
amount of time in court, depends on their size and experience.

发帖数: 8631 | 11 That's not always the case. If they are big enough, like MTA, they hire one
loser lawyer sit in court all day to handle all cases for them. Even
smaller companies can share a lawyer to do this for them.
When your case is called, the guy just say one word "adjournment", then you
case will be rescheduled a few weeks later, and he can do this 3 times. So
if they know what they are doing, it will take you 4 trips to have your case
before a judge. Each trip probably costs you 1-2 hours on the road and 2-3
hours in the waiting room. And if you failed to show up anytime, you lose
automatically. Unlike cases between individuals, the cost of dragging it on
is much less for them than to you.
While you surely going to win in this case, you need to prepare for what's
ahead. That's the worst case scenario. On the bright side, they may not
setup for all these nasty practices, so you could get it done the first time
. Or they may just refund you if you threaten them to court.

threat of a law suit. Everything considered, I think settle for up to $500
seems reasonable. But there's no freaking way they can charge for 3 weeks
of labor plus super's massage. They almost guaranteed to lose plus some
punitive damage from the judge if they dare to go to court with that.

can't be used for expenses.
