所以重新发一次广告
townhouse 是co-op类型的，两层
1楼 kitchen，living room, dining room 和一个放washier and dryer的，
2楼 3 bedrooms和一个 bathroom
每月交$398管理费（热水，暖气，垃圾和下水道维修外加外面的yard管理，扫雪等)，
如果是打算在pittsburgh呆2年，住这里比住apartment合算太多了，条件也好太多了。
这个房子位置很好，下面有backyard的view,背后就是草坪
夏天我种菜，收成也不错，日照好
living room 里有一个treadmill,我以前早上起来跑20分钟，洗澡再上班
书房里有个很好的实木书桌，这两个重家伙不搬了，留给新的owner，
洗衣机和烘干机也留给新的owner了
停车免费，开车到市中心10分钟，到Oakland 15 分钟，公交也很不错，26 直接进小区
，G2 在附近也有公车站。
小区有40来户中国人了， 父母小孩都不少，他们自己组织一起玩，散步，聊天和串门
，去附近几个shopping center逛的也不少。

UPitt学校附近的老黑多吓人，我同学在shadyside住的时候，center avenue 公车站附
近被小黑拿枪要过钱。Orkland 的小本喝了酒拔枪的, 去年有人在shadeside那里的
wholehoods附近被人砍断了手，都是身边的人和事，

这两个条件基本上把坏人给杜绝了，所以小区里面都是正经人
有一大部分美国退休的白人老人，还有学生，和刚工作的人

但是基本上都是穷人，不过呢，又都是有自己房子的穷人，比一无所有的穷人要强些

the opportunity cost of your 26k. It will take 10+ years and at the end you
will have that 26k equity. Hopefully after 10+ years, you wouldn't have
problem selling it for more than 26k. However, assume normal wear and tears,
I think you might need to revamp the house again in order to sell it. |

假设你们那小区有你一样的房子出租每月$750(当然你那种Co-op是不可以出租的，这里
只是假设,而且你的房子租不到$800,Green Tree那边的3 br townhousem每月$850借得
到,房子和所在区域都比你的要好不少）,花26k买下来的每月成本$500,可以把余下的$
250看成你26k的月coupon payment,这样住三年也有9.6%的年回报率。如果日后$26k能
全额收回，这样还算不错的投资。
只是不同的人想法需求不一样，上面一个朋友各种条件都挺符合买你这房的，人家不愿
意每天花1.5小时commute，你也没辙。
我觉得你这房的target customer就是刚成家无小孩或是有小小孩的Postdoc,前提还是
人没绿卡，有了绿卡还要多交2%的市税。你还不如问问朋友的postdoc朋友，有谁想要
买房的。这里逛的学生居多，你的target customer不多。

从来都是15分钟开车到pitt,又不用穿tunnel.

刚到pittsburgh的时候，去oakland看房子，进去都不想进去，
转头就撤了。
13k那得是啥时候?政府贷款结束后，房子一直在涨。

rent but you have to put a $26K deposit in it. if you resell the deposit
more then you make money otherwise you lost money.
but if you check the reality price around the neighhood you have to say the
asking price is risky for buyer to resell it. you are right, oakland is
poor but filled with students making you feel security, however the people
walking around that area can not let me feel as security as in oakland.i do
not know when and what is price you bought it but good luck for you anyway.
