tax和房租差不多，省下来的税可以cover HOA。

1. We cannot decide who are sharing the walls with us. Living underneath a
lousy neighbor who always came back at 2-3am and turned on heavy metal music
for 3 months when we lived in an apartment was a nightmare that we never
want to experience again. On the flip side, if our neighbors really like
quietness and couldn't stand for the noise kids make at all, we will have to
be very careful and yell at our son "stop running, stop doing this, stop
doing that" all the time.
2. We have a child and a dog, both need bigger, safe outside space, condos
won't give that to us. |

I rented a townhouse before, and I could hear talking of my neighbor's,
quite noisy when they had a party. In New Jersey, I heard people complained
to police when their neighbor's kid was playing piano.

而且hoa管的很多，比如说客厅不能装木板，还有自己种的树不能长太高，还有窗帘一
定要白色的，还有如果游泳池的钥匙丢了要付250块钱拿新钥匙。
这些都是住过condo的人才知道的不方便。 |

贷款的时候很麻烦，一条不满足没有银行给贷款了，比如小区出租比例过高啊，short
sale 比例高什么的。要卖的时候可能别人只能 cash 买了，严重影响卖价。但是这些
都不是你能控制的。
很多比较好的 condo 都有 rental restrictions, 就是你如果不住了，也不能出租。
受邻居影响，受 HOA 管，我原来提过，比如阳台不能 BBQ, 门上窗上不能挂 Xmas
light 什么的，看各小区规定。我们那里规则不断修订，厚厚的一本。。。
好处，自己修的东西很少。水呀，垃圾费包括了。大修屋顶锅炉空调什么的不用担心了。
话说这个月俺们的 condo 着火了，正楼下烧毁了三家，我们也受影响了，主要是烟熏
的。房客给我打电话吓的我的小心灵啊。这回看看居委会管的怎么样吧，每个月白受我
们的钱。不过我才交了半年多 HOA 就是了。Stay tuned. :P |

The most important thing is HOA is managed in American way.
If all Chinese owners, first fill in the swimming pool with dirt, second,
for public landscaping area, each owner gets a piece of it. Others can rent
it. Owners can plant vegetables.

别说啥国内咋过来的， 国内楼房都是水泥墙， 这边都是薄薄的木头片，
隔音什么的不是一个等级的。
原来租房子住的时候， 楼下烙印天天半夜在阳台上2，3点打国际长途聊天，
我们根本不能开窗户， 关着也听的清清楚楚， 还听不懂。。。 |

投资的，不想在住房上花太多钱的，等等。

2. A lot of the HOA expense covers public area, like the pool you never use.
3. Special assesment is a wild card outside of HOA. We had an experience
where the community needs to be painted and everybody has to pay another $
1500. There were a lot of meeting/votings when something like this happens.
Some long time owners don't want to pay the additional cost. Some home
owners who plans to sell in a couple of years really want to get this
project going.
4. HOA police everything. Even when we are selling the house, they had to
inspect it to make sure you don't have things like satellite dish still
installed.
5. Harder to get loan/refiniance -- which lead to harder to sell the place
sometimes. If there is any litigation involve the HOA, it is very difficult
to get loan. If there are a lot of foreclosure within the community, the
HOA becomes underfunded and you are force to pay more to cover for the
others.
