这俩TH在同一个小区里,户型尺寸一模一样
不同的是10231没有院子
而10164在小区的西南角,围住了一大片院子是独享的,所以明显更值钱
没院子的231在四月初上市,list agent是Darren
有院子的164在四月中上市,list agent是Sophie
两个房子open house都是人流如织
买家们在出后面一个offer的时候
无数人给Darren打电话发邮件,要231的pending价格作为参考。但是没有一个收到回音的
原来Darren卖掉231之后,马上又当上了buyer agent去抢164
所以他不给任何人参考信息
现在两个房子都close了
没院子的231卖了116w,有大片院子的164卖了115w,搞笑否?
Darren明明知道没院子的都能卖那么多,怎么还抢不到后面那个?
原因只能是买前一个的是冤大头,他带的买家不愿意出这个价
今天164交易记录出来了,卖给了让Sophie当Dual Agent的买家
冤大头+Dual Agent才能搞定,这年头房子真tm难买,和和

我看lot size都一模一样,为啥一个有院子一个没有?

lot size是按小区面积除以户数来算的,实际上每户lot不一样

The second did not sell for less.
Since dual agent involved. The seller, agent and buyer all three parties
benefit from that. Maybe they split 2.5% buyer agent commission.
The house looks like sold for 1.18
1,18 * (1-2.5%)=115.
So if you really like a house, just go directly with the listing agent.
At least, you can get your house

分了那2.5%的话,对卖家来说就不是这么算了,假设卖家只是分了1%,那这房子相当于
是卖价1.16M
dual agent其实对seller/buyer本身弊多利少,搞不好让几个买家counter的话房子卖
更好,另一方面对buyer来说不透明很容易被坑了也不知道。空手套白狼的例子见多了.

It is not ridiculous.
For the first house, sold for 116. After buyer's agent commission, it came
down to 113. After listing agent commission, net the seller get is 110.2 (
assume total 5% commission, 2.5% each)
For the second house, sold for 115, assume listing agent get 3% commission,
the net the seller got is 111.55. If the listing agent got 3.5%, the seller
still got 110.975
Without buyer agent, all 3 parties benefit. The seller got more money, the
buyer got the house at low price, the agent got more commission.

Without knowing all the detail, it is hard to say which seller got for their
house like mabry123 pointed out. When I bought my house, I spoke with the
seller agent who subsequently appointed one of their colleague as my buyer
agent. Through the agent, I was able to make one offer below the asking but
having a chance to counter. This was when the market was not as hot but it
was still a multiple offer situation. The seller came back with just
slight discount below asking, but wanted as is. Then I had the buyer agent
to cover the section 1 and section 2 from the commission. At the end of the
day, we got the house we wanted at slightly less than what we were willing
to pay for the house, I considered it a win-win.
Agents are looking to close the deal first and foremost, extra $250/500 per
$10k selling price is not worth the risk not closing the deal and having to
put the house back to the market. They will also want to give the buyer who
is most likely to close the sale the inside track. I would say that as
buyer, use dual agent only if you really want the house, have a budget for
the house in mind that you are willing to stick to, and be ready to walk if
the bidding exceeds that number.

10164 是路冲吧,院子正好弥补这个缺点
价格和10231一样也合理

10164是小区里的路对着车库门
大门和窗户都在侧面另一个方向,无论是车灯还是失控的车(if any)都影响不大
这个路冲基本可以说没有,当然偏要说风水又是另外一回事
