contract the owner and use all the methods I can think of to get it.
Otherwise, I found domain auction is the most time efficient method. All you
need is to visit the sedo auction 1 hour before the auction end and bid
whatever you are interested. All you need to spend is around 1-2 hours.

with the simplest cash based accounting method. Whenever, we received the
money, it is income, whenever we spend, it is cost. We do not do any complex
inventory, asset, and using any complex depreciating method. For example,
whenever we purchase a computer, it is cost of the year. We won't distribute
them into 3 years. So far, no problem. Not completely sure, if this is
right though.

买卖domain, 这个就是你的inventory. 和电脑不一样。电脑你一年折旧还是3年
折旧差不多，最后dispose了technically还要算回去。
比如我ebay, 不可能说赚了10k, 年底再买个15k的没卖掉就算5k loss for the year
but like i said, we are small potatoes, IRS doesn't have time to deal with
us anyway

sex.com, I would purchase domains like blowjob.com, handjob.com, phonesex.
com etc and create simple few pages site for these supporting domains and
put a lot of links to the main site.

page of google search and makes me 7$ last month. So probably no big
difference from parking the domain. But won't take long to build such site
either. A few hour for each of such sites.
