说明这个房子的市场价是低于30W的。
你如果想还价，可以自己做个调查，把附近房子的近期价格，和这个房子相比的优缺点
列一下，做个表格，表明你为什么出27W. 人家看了也知道你不是闹着玩儿的。 |

backed out，又relist出来，并且降价到27万8，说是bank approved的价格。我们看房
子年份比较新2002年的，内部状况比较好，可以不用装修搬进去。看房时我们agent给
selling agent打了电话，对方说现在有几个offer，但都没有超过列出价。我们比较喜
欢这个房子，怕后来有人出的更高，就offer了28万5.今天我们agent说收到selling
agent的信息，应该是counter offer吧，说房价算28万，要我们付3000的agent
commission。（离我们出价还差2000）然后，seller说不负责作termite inspection。
因为我们agent明天才能给我们传真，所以我们也是大致知道这样的情况。
现在我们感到不解的是
1）termite disclose难道不是法律要求的吗？seller为什么不愿提供？难道是表明这
个房子有白蚁？
2）commission难道不是从我们offer的价格里分给双方agent的吗？为什么要 |

还有一个困惑：
我们offer了285k，现在他们counter offer了280k purchase price＋3k short-sale
negotiation fee＝283k，比我们offer的285K少2000块。我问我们agent，她说可能银
行已经同意了278K的售价，我们贷款条件不错，就少要了2000。
我觉得很奇怪啊，怎么会有人嫌钱多呢？是不是有什么问题啊？ |

我也是最近看房很烦了，我们这里好像总是加价的。一个房子各方面都很理想，25万，
我们出25万3，没戏，最近看到卖了26万7。第二个房子24万，我们出了24.5万，到手了
，但inspection问题很多，back out了，看到别人24买走了。第三个列出24.49，万，
我们agent让我们加100，出24.5万，我们自己觉得不够，出到24.8万，没戏，别人25.0
万买走。
这回这个房子比较新，内部装修也新，价钱和周围在listing和已sold的比，很合算了
。我们对付不了装修，所以就想一定拿下这个。我们知道27.8万是银行approved的，也
听到selling agent说现在几个offer没有超过lisitng的价，但我们怕后来有竞争者出
高价，所以一下多出了7000。
对方的counter offer说change purchase price to $280,000， 然后加我们pay $3000
outside escrow，估计总价就是28.3了，比我们最初的offer省了2000块。不错。 |

银行foreclosure房子
屋主在97年24.2万买下了房子，几年前做了扩建，增加了一倍多的面积、 并挖了游
泳池，新建和游泳池部分都弄得很好。
房子的问题是新建的部分挖了地下室，现在由于空关了一年长了霉，挺严重的。
老房子部分的二楼有个房间的ceiling 有一片水迹，不知是不是roof leaking.
listing price: 299,900
We offer 250,000
The foreclosure bank just countered back:
1) Price: $290,000
2) Earnest Money $10,000
3) $100/day per Diem every day after closing date of 10-15-10 if delay
is caused by the buyer.

in your area.
In my case, two REO properties that I bid, one I offered 8k below asking and
counter offer comes up with only a 800 price reduction, finally the listing
agent are now working on 3800 reduction (I will know by tomorrow hopefully)
; Another one I offered with asking price, but got multiple offers
including cash offer situation, and now I just submitted another offer which
is 11k above asking price. |

买东西在价钱合理的基础上，最重要的就是买得舒心。
既然已经在你们的心理价位附近了，就不要再犹豫了，如果再counter，seller拒绝的
话，是不是会很后悔？
劝劝你老公吧，不要为了一点小钱煞费苦心，多花点心思在别的事情上，也许一年下来
股票赢利就不止5k呢？

我们昨天问了那个agent，她说seller不会因为还5k就直接reject我们的，大不了就是
再原封不动counter回
来。因为seller真的很想快点close，毕竟还有好多没卖完呢。所以我们就尝试了再要
5k credit。希望下周
一seller能给我们肯定的答复~
如果能省5k的话，就可以买新的笔记本电脑了，还有好多其他的东东了~~ |

broder is related to the seller。还有几条是否合理：

你可以先找broker谈一下，看一下他的rate & fee, 还有他可以选择的银行。
你还可以counter back要求自己shop around mortgage, 如果你信用， 收入， 存款
都很过硬， 可以show agent但是不要给他document作证明，
可以bargain的。

我当时想了很久，最后counter到了$155,000。我没有找自己的agent，直接就用seller
agent了。他把自己的commission降到了4%，所以Seller同意$155,000成交。
明天要去跟agent签正式合同了，希望一切都顺利。

reason is the 2nd lien is asking too much, so the number add up higher.
you have to choices:
1) counter back, and possible get declined.
2) then only time can help if you are still interested. this means in
several month, if the new offer still lower, then the seller agent/
negotiator can talk to the bank to make it lower, The bank will send another
BPO. Then you can resend your offer again. |
