发帖数: 25 | 3 From Google it seems the lowest 15 year fixed is 3.75%, but for 5/1 ARM, the
rates vary from 3.625% to 4.375%. Why does that vary so much? All are
said to have no points (with zero or not much lender's fee). Is there a
trap???

发帖数: 25 | 7 Yes,jumbo seems too high. So, we will go with the 15 year conventional loan.
3.875% is ok. The bank does not charge origination fee and was giving me
the quotes for 45-day lock-in rather than 30-day lock-in, since our house
won't close until after mid-June. The 30-day lock-in rate is still 3.875%
but they will give me $1k deduction of closing cost.

发帖数: 2712 | 9 如果真正做成jumbo就很难说了，要看LZ所在州的high balance limit是多少了，如果属于high balance loan，而非jumbo，rate会好很多的。
除了15年fixed比较靠谱一点，其他的确实都很高。这几天rate正好呢，看楼上报15年3.75%有不少，应该差不多的。不过，州与州在rate上也会有区别。
具体问题具体分析吧。 |
