大作用. 买房方面也不能提供一些positive的建议.经管不是我们付buyer的辛苦费, 不
过这个有没有buyer agent也不会对好的deal起到积极的作用. |

seller agent or sellor directly, right?

agent and tell him that you're interested in giving a bid. He would be glad
to take your bid. He would actually work much harder for you than you own
agent because if he makes the deal happen, his commission would double dealing with yout than dealing with a buyer with an agent.
You would use his commission as a leverage to negotiate with the seller.
Trust me, the listing agent would try everything he can to pressure the
seller to sell, even at much lower price. For the listing agent, the owner get $50K more for the house is less important than he gets the full commission instead of spliting with another agent.

it might better that dealing with the seller agent first and then get a
buyer agent involved in when the deal is made. in this way, i can give the
buyer agent some percentage of commissions.

, not just on saving the comission.
You have to keep the listing agent motivated to help you to get the house at
the lowest price, f**k the seller. Cutting the agent's mission and getting some rebates out of it would only save you a smalll amount... again, focus on the big picture.

有些市场，一个好的买方经纪人还是有很大作用的，尤其是在和对方的还价的过程中，
而且越是高端市场越是如此。经济人那点佣金是小钱，能否买到称心的房合适的价是大
事。

给你，管你用什么样的代理，还是有没有代理。
但是你不想出天价。对买方的最佳价钱，就是让卖主觉得食之无味，弃之可惜的一个鸡
肋价，或者说是可以接受的最低限，临界价。理智上，心理上，对卖方都是一个极限，
稍有闪失买卖就会甭。你的经济人的作用，就是尽可能以钱财以外的手段和方法，为你
增加印象分，让卖方喜欢和做成这桩买卖。
做大头，出高价，有没有代理应该都一样。想买到最好的deal，一个好代理的作用还是
非常大地。

我只是觉得买方代理不一定会帮你砍价。你出多少价，他就报多少价，要是拉具了，他
也许就回来重新要个价再
报过去。而且买卖双方代理之间会协商达成deal，欺骗seller和buyer

发帖数: 1736 | 21 也许说重了。 我的意思是在买房出价和售房要价接近了， 买卖agents也许会为了尽快
达成deal， 拿到自己的佣金，会补贴出自己一部分利益 （就是返回佣金）或者给买房
，或给seller。事实上negotiation时，我们也不知会不会参加。

't no negotiation expert either. in most situations, agent simply relay
messages, adding no value whatsoever.
