items you should pay include
- property tax if still open
- loan interest to old and new lenders(two days overlap)
- loan amount difference
- hazard insurance premimum if needs renewal

你的loan amount divide home value is 80%, you can still get 3.875% with
impuond or 3.99% without impound. Some lender's rate for 625K loan amount ,
if LTV is 80%, they can not provide good rate
