发帖数: 100 | 1 看房子的这个区，房子非常抢手，学区好，都是10,10,9，看上的这个房子，23万，
upgrade的也不错，里面很漂亮。靠近不少公司，backyard非常大。但是缺点是只有两
个bedroom，一个没有门的study room。打算两三年以后做投资房。
靠近马路，一个方向两条lane，房子门口，出小区有个stop sign，这样减慢了一个方
向的速度，声音不是很大。另一个方向有点吵，白天过车，可以在卧室听见。
另一个问题是，马路另一边，是一个playground，里面有沙滩排球，半个篮球场地，还
有小孩子荡秋千，钻来钻去的那种设备，还有BBQ的亭子。这些东西，正好在这个房子
的对面。
昨天open house，sales 很精明，open之前不让人看，结果在open当天，来了好多人，
完全听不见卧室是否有噪音。在backyard，可以听见孩子玩的声音。咨询sales，sales
暗示我们已经由很多offer，建议我们加了1万块，外加自己办
title，自己交home warranty。因为时间很紧，我们已经答应并且递上去了，估计很快
出结果。

发帖数: 236 | 9 第一次看房子，房主自卖，很热情，房子很漂亮也很新，老实说很喜欢，但是backyard
太小（除了deck，基本上就没草地了）。我对房子有点兴趣，但觉得房价开的太高了。
感觉走之前该说点什么，我就夸了她的房子挺漂亮也挺干净，但是也说了backyard is
a little small, basement没有roof, 在过程中对她carpet上存在的问题也表示了一下
特别关注，她也表示可以给点discount。
因为第一次看房不知道该拿什么态度出来比较好，我是想这样，对有兴趣的房子第一次
看的时候就挑点大问题，为讨价还价埋伏笔（小问题等以后再细谈）,这样对吗？还是
看完房什么也不说就走比较好？
另外房主自卖的房子好，还是realtor卖的比较好？

because that means your backyard is too close to the fairway, which means:
- noise from course maintenance (mowing, sprinkler...)
- risk of windows being cracked by bad shots
- lack of privacy
if it's a private country club, it may not be too bad. but if it's a public
course, or even worse, a municipal (city owned) low-rate course, it can be p
retty bad. |

冬天很冷。因为FL今年的冬天超冷。
但通风效果非常好。家里一点不暗。 Just added a screen to the backyard lanai,
no longer will be bothered by bugs. But if you have a one-story SFH with 院
子朝北大门朝南,家里会很暗， 而且通风不好。 我们的 backyard很大，三分之一被开
发了， 种了菜，很是享受有房的快乐。当然我们是去年10月买的房， 若是07年买的，
肯定肠子悔青了。 我们06年底开始看房， 07年SpringBreak去买房， 被Sales Lady给
哄了出来， 说我们的Buget太少。 我一怒之下， 签了18月的Lease继续租房（我忙
Tenure,实在没时间看房）。两年后我们以当时五分之三的价格买了当时想买的房。 可
能有这点因素， 所以我们买房后特开心， 呵呵。。。 |

shea, Shea builds nice house in charlotte and other cities, not sure about
Cary.
I talked to the owner, she bought the house for 700K in 2006, only live
there for 3 years. later decided to default on the loan.
there are several drawbacks: lot is small compared to the footprint of the
house, next to main road, not sure if a commercial building could be builded

I live in San Diego and our backyard is south facing.
The sun is very strong and it may get quite hot there
in the summer. And the patio cover will enhance the
looking of our backyard.
But on the other side, the house is a new construction,
so, I really don't want to touch it. For stand alone
patio cover, due to the shape of our house, the supporting
pole has to put outside of a side window, and will sure
look bad.
I think I will forgone the patio cover for now.

Frankly I don't see a shared fence. For example if my neighbor builds a
fence that surrounds his backyard, it makes no sense for him to come to me
and ask me to share the cost for the fence close to our border.
And of course if your neighbors on both sides and back build fences with 0 ft setback, then you
effectively has a private backyard. However, the fences are theirs, not
yours.

If there is no restriction, buy the whole thing and divide later. To sell
part of the package, if no limitation, will only need frontage (connection
to street) so that the other part can have easement.
If only worry about yard work, no one can control your backyard except
yourself. You can redesign the backyard so that it does not need work.
Acreage for a house can be as low as 0.1 in some areas. 0.1 acre is about

with garage and with a small backyard but you may share at least one wall
with your neighbor. Condo is more like apartment, no backyard, no garage,
etc. they are not absolute, and sometime people say it is townhouse-like or
condo-like. Related to this is the ownership right. they both have same/
similar ownership rights, compared to single family and co-op. |

builder 说，默认backyard 是15ft x50.24ft, 但是他和我说，如果你想要后院大一些，
可以把房子给我建成2 levels, 这样后院可以是 25ft x50.24ft

or "backyard landscape images" You hire a mexican handyman to help you. It
takes a lot of time,planning,and cash to get something classy done. |

House B also has a small backyard, but it faces a lake so it looks like
enormously big even though the lake doesn't belong to us. Of course, it's
more expensive than house A.
Price: 370K versus 390K.

We have long winter. I would not consider a backyard facing west for
next house. During summer, The kitchen/family room become hot. You have to
close all the thick shades from afternoon to evening. You can't sit in your
backyard unless you have umbrella. |

优点是我们很喜欢neighborhood和backyard，neighborhood是这里最好的地段，房子之
间有间距有树木啥的，但又离的不是很远，交通也便利，backyard私密性好。
缺点是比较老，也没怎么翻新，外墙都退色了， 有些窗户也有点变形了， 厨房的橱柜
不知到是脏了还是退色了，总之看着有点旧。
还有一个是我们去看房子，地下室放了很多老鼠夹！这个老鼠情况普遍吗？
其他的貌似都没有换过， 用的都是original的, 还是烧oil的，会不会账单很头大！
貌似最近房子走的很快。。。我们现在就挺纠结，本来是想买个不用自己怎么弄比较新
的，后来又听别人劝说，房子这东西啥都能换，就是地点换不了。这个地点可是真如意
，上班又近NEIGHBORHOOD又好交通又便利又有私密性，我们又想下OFFER了。。。好纠结 |

家儿子早点摘掉尿布，不是说男孩子总穿尿布不好吗，说会影响以后生育能力，如果像
国内的环境一样摘掉尿布就会容易得多。
再说游泳穿的diaper，我觉得是一点用都没有。不知道超级懒妈是在那里买的，我们家
儿子是一直穿Huggies Little Swimmers，唯一的好处是不会像regular diaper那样被
水一泡就鼓起来，看上去会好看一些。如果想指望它防水是不可能的，每次游完泳以后

自己是个全职妈妈，带着两个孩子。在我现在的学校，象我一样F2在家带孩子的很少，
女的techinician 的工作的特别多。大多都是父母过来帮忙。遇到一些事情，提醒一下

在图书馆：常常是爷爷姥姥什么的带着孙子互相吆喝的去听故事，常常大声地讲话，大

在教会： 这里每个星期有教会的免费活动。老人们呆着孩子过去扎堆，活动不参加，
因为不懂英语，主要就是给孩子拿吃的，孩子弄得一地也不管。拿东西得时候，常常是
不排队，手长长的伸进去就拿。习惯性吼孩子的情况常常有。
在apartment 外面： 竟然看到有个姥姥让自己的孙子直接在草地上尿尿，半米之外就

In my backyard, 1 hour driving, 2 baskets.after he finishes 1 basket, he
takes a break and I prepare for the 2nd basket. I bought some practice
setup from amazon (a huge net & practice matt)

而且我家的邮递员很nice，有时候按门铃没人在家，就帮我们把包裹放在backyard（我
家backyard门没上锁），有时候小区见到也老远打招呼，还经常问候我家三个小朋友 |
