我是03/2X/2010 签的contract,closing 应该是在5月底的。所以从时间上看我是应该
符合8000的条件的,(收入啥的也没有超过的)。
因为现在没有close所以没有大家说的HUD1,不能申请8000的。这个问题就来了,当我
用Turbox TAX时候,把我买房的信息填写进去后(purchase date:我填写的是contract
date也就是3/2x/2010),发现Turbox TAX的federal refund 多了2300左右,我就糊
涂了,这个8000应该不是在要收税的,所以我觉得应该是直接给我8K的一个check才是
(可能有些利息啥的小头).但是怎么turbo tax,一下子多了2300 refund呢?到底是
不是8000纯cash呀,还是8000的deduct?
其次,对我这种情况,因为closing是在五月的,看板上有俩种建议
1) 8000和退税分开
分开的好处据说是,8000处理很慢,连累正常退税的,要是分开,我的情况应该怎么办

The Earnest Money Deposit is up to 2%. I used 1% while buying my house.
never heard 10% the other id was mentioning. you pay settlement cost in
the form HUD1 prepared by the attorney. it can be 5%-20% or even more
downpayment + bank/title/gov charge. the attorney is not your attorney or
the seller's. he or she just represents the transcation.

if the closing is on 8/25, you will be charged 5 days interests as debits on
HUD1, then pay your 1st mrotgage on 10/1.

如果要买,就到网上找个quotes,例如entitle direct。会比local便宜不少。但是,
要至少提前3周去办理,不能等closing前几天再去问,这些你的broker和attorney是不
会和你说的。
他们只是说是optional,但是只有你问到了,才和你说HUD1上的owner title
insurance(标价1000多)是和lender title insurance (标价几百块)捆绑在一起的
。你选择不买 owner title insurance,你的lender title insurance的价格就涨上去
了(涨到1000多),最后和买了owner title insurance就差不了几百块了。
俺们但是不知道,broker忽悠说不用买,也没告知这其中的猫腻。所以等最后一天和
attorney说不要买owner title insurance,就得到以上信息,等再去找网上的公司买
,已经来不及了,只好挨宰,多花了700块钱。
总之,买的没有卖的精! |

付2个月的property tax,所以应该是头2个月我们就不用付property tax,所以月付
应该少点,对吗? |
