我发现home depot的douglas fir木头巨便宜
但是网上都说要用redwood或者cedar的，贵多了
你们说这二者区别大否？
要区别也就是硬木能持久10年，软木仅仅持久五六年，我就go cheap了，没计划这房子
住那么多年 |

不透气对植物也不好，raised bed 的一个主要目的就是为了更通气便于植物生长。

常，因为在地下，所以只有在地面以上搞出一点窗户，没有地下室，别的跟colonial没
啥区别。
当然我们要联系律师搞明白他们的permit和这个现在的构造是否一致，也很喜欢这个房
子，可能是由于他们室内装饰很好所以给迷惑了，但是定价就头晕了，现在不知道该给
多少了，如果一般的raised ranch80万最多了，但是他们改造后空间上看结构很合理，
没看出啥问题来，赛。。 |

record不符合，这个房子的邻居一个ranch卖了83w,一个colonial 卖了96w,都是今年的
数据，房子大小差不多，ranch的地再大一些，tax record ranch的tax assessment还
要高些，这个raised ranch和colonial 房子，地lot, tax assessment都是一样的，可
比性还挺强，本来按colonial觉得96w可以，但是现在发现是个ranch,我们只
肯出85w了，目前的问题是这个房子已经有一个bidder,不知道有多低，反正owner没同
意，agent发话应该给个95w左右，怎么办？ |

ranch is at the more expensive end, raised ranch is at the less expensive
end, colonial is somewhere in the middle.
a real ranch often has a large lot, and large ground floor, lots of them
have full basement that does not count in the sqft (so double the living
space). In the end, what make a house more expensive are the sizes of its
lot and living space. |
