时左右的车程。
现在fremont自己租了个apartment。老婆决定明年4月带着娃儿来会合。没准备长期扎
根，走一步看一步的心态。
现在问题是，大娃要上学，想看看好一点的学区，不知到哪儿还有能负担的起的
townhome or condo，小点没问题，环境好点，地理位置远点也可以接受.
方案1：
预算60w，最好不要超过70w，那边还有个房子要供。自己最多能出个20w,再多也挤不处
来了。（个人觉得是个投资，但房价太高）
方案2：
租个房子，等稳定下来再说，月租要3500左右。
请大家指点以下那个方案比较靠谱。

最近我在找租的地方，看到了一个08年建的小区，都是townhome。
我租了一个，二层楼，楼上2个卧室2个卫生间，楼下客厅厨房，半个卫生间。门外是2
个distached
的车位，就是有个顶棚的露天车位。
这种townhome的租金是每月900，而同样的一套，现在list，在卖，出价11万6。我问了
下，这个
townhome，HOA费是155元/月，property tax大概每年几百元。
我觉得这里不错的原因是，这算是个新建的小区，看着不错。但是有些顾虑的是，附近
的house,中
间值是17万6，而我知道有一套4个卧室2个卫生间的3年新的房子，卖价也就21万6。这
样一比，就觉
得townhouse的价格不便宜。这种联排的房子，我觉得也就值8万到10万。
目前我想在这住3年左右。
如果租房，每月租金900，3年就是 900X12X3＝3万2千4百
如果买房，买后实际开销，每月 155 +50＝大概200元， 3年就是 200X12X3=7千2百
我想问，这种情况，是租房换算，还是买房划算？

我上次说的59/75交界的20万起的新开发区，新闻还特别列出，90%
已经卖完了。SHYANG说的BENEDICTINE大学边上35万起的那个SFH小区，我估计也差不多
了。那个地址太好了，大学边上，离DOWNTOWN很近，火车站也不远。价格又这么低。算
是物美价廉了。

然后我们俩海归，这房子就出租了。因此对出租的价位难易也需要考虑。
这几天去看了the Terraces@Dublin Ranch,一个挺新的condo，我们看上里面两个model
,房型基本一样，也都是1300sq ft左右的2b2.5b,区别是一个model的客厅是sunken
design,显得错落有致，同时2 garage是封闭的（有门，有楼梯通房间），另外一个
model客厅就是和餐厅厨房连起来的，garage是公用的地下车位。但是价钱居然差了4万
多：前者$450K,后者$410K.
这样俺们还是蛮纠结的。。比较喜欢前者的设计，有自带车库也挺好，但是考虑到出租
的话，两个大小基本一样的房子（除了车库）是不是出租价钱也差不多？另外去哪儿能
仔细了解一下某个地段的出租情况呢？我查了craiglist找到的类似房子很少，价钱也
参差不齐。
另外，出租的话condo和townhome难易程度如何比较呢？我们发现同一地区附近

发帖数: 58 | 43 这个房子原来在我们这儿算是不错的区，几年前房子特别火，所以现在的OWNER在2005
年时买的价格比较高。但是去年开始开发商在这条路的尽头开始修APT和TOWNHOME.不过
我的代理说那些都是本地最高端APT和TOWNHOME，所以对房价影响不大。同时我们这个
地方小，只有两个学区，大家普遍认为都不错，所以本地从来没有学区房一说。另外这
个房子和APT及TOWNHOME分别在一条路的两个尽头，所以还是有一定距离。现在已经比
当时买主的价格跌了不少，所以我们觉得是个比较好的DEAL.所以挺想买的。不知大牛
的意见如何。 |

发帖数: 3558 | 44 我感觉我们这里80年（老）那种房子可能是全砖的？因为地下室或者有的地上房间也
故意露出一截砖面来，如果是贴砖，没理由外面贴一层里面也贴一层吧...
木头这个是townhome, 没有换颜色的优势。话说回来，砖头的也可以漆颜色吧; 理论
上HOA应该管刷漆，但听说现在HOA 负责人都找不到
那再加一个选择。如果有C, 30-50年建，砖头，就假设是全砖吧，32-24万，差别是A,
B 是townhome/condo, C 是 SFH；A,B 的location 分数可以算A+ grade, C 算 A，A-
grade (location 对我们来说差不多一样好，主要是说resale 时候大家看起来的
location 分数）， 是不是应该选C?
我感觉25年的木头townhome, 前主人明显没有花任何精神去照料的，连墙壁都没有漆
过（可能有，就是白的），所有appliance, cabinet， 都一次也没换过，yard 也不管
的那种，过25年是不是也到了很多东西都要修的时候了，包括roof, 空调， 什么的？
未必比80年老维护过的房子好？ |

房东就是因为这个原因才强硬的，知道你搬走之后回不来/没空回来搞。
比如PSU有这么个臭名昭著的房东copper beech townhomes，比你这家的情况黑上好几
倍。
所有中国学生受到的都是3000+的账单，美国学生收到的都是<1000（同样被黑，程度稍
轻），就是欺负你搬家之后很可能不会回来告他们。
你可以打电话回去问问你们本地的律师有没有人愿意接手，至少弄个正式一点的信，
警告一下也好。

Cabrini Green.. The cross street on north side of division is the public
housing! So you will enjoy one gun shot every week and the N is wondering

房子位于copper beech townhomes，离普度大学较近，门口就有到学校的公交站，还有

的免费接送巴士。房子很大很干净，洗衣机烘干机空调暖气等电器设施齐全，每个房间
有独立卫生间，3
层楼，进屋就是2楼，楼上2间，楼下1间大的。 抱歉没多少家具，可以考虑在二手市场
买气垫床和折叠
桌椅然后带来，搬走时也比较好处理。
