approved，2013年申请的时候被rejected了，原因是

*insufficient reserve funds
Outstanding Loan started 07/2013 for 5yrs $560,000/monthly payment $9,500.
这种non-warrantable condo就拿不到两房backed的loan，问了几个loan officer，有
人说根本做不了，有人说利息会比一般的高1%，大概要5%+，有的说利息不会高很多，
只会高0.125% - 0.25%，感觉每一个人说的很有把握的。请问下版上有人知道这种
condo贷款利率会比一般的condo高很多吗？过几天inspection contingency就要到期了
，想着要不要退出，急求答案，谢谢！ |

Freddie Mac。一个Condo要Warrantable， 需要满足不少条件， 只要一个条件不满足
， 这个Condo就是Non Warrantable 的，您所说的一个Entity 不能拥有超过10%的Unit
只是这些条件中的一个。有经验的Loan Officer在Condo贷款的情况下， 首先要判断
的就是这个Condo是不是Warrantable的。如果是Non Warrantable Condo， 一般Lender
是不做的， 因为它们绝大部分贷款都会卖给Fannie Mae 或者Freddie Mac。很多
Portfolio Lender (自己持有贷款不卖掉的lender）也不做， 因为Non Warrantable
Condo风险较大， 只有少数Portfolio Lender 会做，利率也会相对较高。在这种情况

criminal procedure，是个白人。据他说，警察抓住的毒贩子大多是黑人的原因之一是
美国法律对私人领地的保护。黑人总体很穷，买不起房子；所以黑人毒贩都只能在公共
场合做交易；而警察在公共场合调查、抓人根本不用申请 warrant，看嫌犯不顺眼就行
了。要是想去个豪宅调查、抓人，那是必须有法官 issued warrant，除非满足几个特
殊情况。白人开爬梯时吸毒贩毒，警察即使知道，如果没有 warrant 进屋搜查，也只
能在屋外干瞪眼。而且在 pretrial evidentiary hearing 时，有钱请得起律师的嫌犯
可以有效地将在没有 warrant 的情况下而没收的证据给踢出去；没钱的人就只能靠年
轻的 public defender 来捍卫自己的权利了。警察也知道这个原委，与其去讨没有
warrant 搜查私人地产的麻烦，不如去干不要 warrant 就可以搜查街头小贩的例行公
务。

但是，要拿到这个warrant, 必须13号前就得进入，那时股价59.5/share.
每股给。0.53share 45$/share的warrant.
综合起来，这些人的持有成本应该为
(59.5+0.53* 45)/1.53= 54.5/share.
为啥很多新闻，乱说价钱说AIG,warrant 45$/share, 那末股价就
应该跌倒45$/share呢？ 他们不是沙子，就是故意装傻。单纯从
这一个操作，我觉着股价不改到那末低的位置。但是，加上经济，
大环境，跌到哪里就不好说了。
今天AIG的股价跌到51， 其实已经把等着拿warrant的人都套牢了。
warrant 成了鱼饵， 我上勾了，你上勾了吗？
