请问版上有没有自己盖过的?成功经验/失败教训都欢迎
我不是builder,只有一些自己现在房子的装修经验,知道这是个费时,费力,费心的事.
为了避免和general constractor打交道的辛苦,在考虑用modular home (便宜一些,快,
省心),也想请懂行的专家讲讲,modular home 在lexington行不行得通.
打算房子盖好了如果能卖就当investment,不能卖就自住了...

发帖数: 747 | 2 I've done some constructions myself as a homeowner.
Here are few notes:
1. Although it takes time and effort, it's perfectly doable. You'll
need patience and a strong stomach.
2. As an owner, you can be the General Contractor yourself, to
apply for permits, deal with the inspections and other sub contractors.
3. There are standard building codes to follow. You'll need to hire
licensed sub contractors to do certain jobs (foundation, electrical,
plumbing, etc).
4. Modular home is not a problem in Lexington, or anywhere else.
The only difference I see is that for modular homes the pieces are
built in a shop and moved to the site, as opposed to build every piece
on-site for a regularly built home. Personally I think the modular
construction is stronger as they need to be moved.
5. There are some good books in the libraries that describe the entire
process. It's certainly a good learning experience.
6. If you plan to build the house as an investment, you may want to
consult some real estate agents and architects about the style of the house
and have a good idea about your cost and return on investment.

发帖数: 575 | 3 我们以前也看过modular home. 这要看town 里是否许可。有的town要求一定要framed
on site 。还有就是对site有要求，要accessible by dilivery truck. 具体你可以去
modular home dealer 看看。modular home 也得要contractor, 不然谁给你打地基，
接utility管子呀。
