This is a non-MLS new listing of an affordable townhouse in Belmont, and I
would like to do a very simple and happy transaction for both the seller and
the buyers.
• Price is firm at $525,000, non-negotiable, no more or less, the
townhouse to be sold As Is.
• You don’t need to pay more, but it will be first come first serve.
• The townhouse was publically listed in April 2013, and received
several offers above $525,000. However, the transaction was not closed
because of the mistakes of the previous listing agent. The seller is aware
that he can get more through MLS, but he wants to transfer the saved listing
fee to the buyers for a quick and smooth transaction, and this is the main
reason of this private marketing.
