Tenant agrees to professional clean the carpets at least once a year and
upon vacating the premises. Upon vacating the premises tenant agrees to
professionally clean carpets by a company that is either approved by the
Owner or Owner’s agent. If carpets are not professionally cleaned to Owner
’s satisfaction upon vacating the premises, then expense of the Owner
having to professionally clean or reclean the carpets will be the financial
responsibility of the Tenant. A paid receipt for the professional cleaning
of the carpets must also be submitted upon vacating to the Owner or Owner’s
agent as verification and documentary proof.

Changing the air conditioning and heating filter once a month. If the air
conditioning filters are not changed once a month the tenant accepts all
responsibility for the cost of repair or replacement of the heating and air
conditioning units.

对于维修条款我觉得也不太公平~
REPAIRS AND MAINTENANCE. Tenant agrees to give Owner prompt written
notification of the need for any repairs to the property. Prompt
notification constitutes advising the Owner within 24 hours for damage and
repairs. In the event of damage by fire, water, acts of God, Tenant shall
notify Owner or Owner’s agent immediately. Owner agrees to make any
necessary repairs to the property within a reasonable time provided there is
written and dated receipt of such notification. A $35.00 charge shall be
assessed to the tenant for each repair item to be paid to the Owner for
those items requiring repair that are not caused by the tenants normal wear
and tear which is expected for such an item as determined by the Owner. The
Tenant will be responsible for any and all damage to the property beyond
ordinary wear and tear. Tenant agrees to be financially liable for all
damages that are in the Owner’s determination caused by acts beyond normal
wear and tear. All damage to the property beyond ordinary wear and tear as
determined by the Owner the Tenant agrees to reimburse the Owner for all
costs to the property for the cleaning, repair, and/or replacement of the
damaged property and to restore it to the condition the property was in at
the start of the lease or replace the property with a same or similarly item
of equal value. Items such as carpet, paint type and color on walls both
interior and exterior, paint type and color on trim, doors, and ceilings,
cabinets, blinds, draperies, counter tops, tile, must be replaced with an
item of the same type to ensure it matches and visually can not be
differentiated from the undamaged property expect for the difference due to
normal wear and tear as determined by the Owner. If a same type replacement
is not available Tenant agrees to be financially responsible to replace,
refinish, and/or repaint as necessary to ensure said replacement,
refinishing, and/or repainting of the property matches and visually can not
be differentiated from the undamaged property expect for the difference due
to normal wear and tear as determined by the Owner. Owner’s agent shall not
be responsible or liable for any damage or injuries to the Tenant, his
family or guests, as a consequence of inoperative plumbing or broken pipes.
Tenant shall be responsible and shall pay for repairs of stopped-up plumbing
when stoppage is caused by Tenant. Tenant agrees to maintain the premises
in a safe and clean manner, and not to paint, wallpaper, remodel, or
structurally alter the property in any manner without the written consent of
the Owner.
The expenses and responsibility of the following is the _Tenants____________

公司管理的公寓社区相对宽松一点,私人租房相对就苛刻一些。这个还不算苛刻的~~

r******g 发帖数: 59 | 21 这个先这样了,因为一遍上夜班一遍白天找房子,有点扛不住了,而且时间线快到了,
没有太多时间了。
而且我发现南边的房子可能是因为地方大的原因,好像基本没电梯,我们有小孩,有推
车,住楼上就不方便了~现在的情况下又不能自己买房~~~
先这样吧,先安顿下来慢慢再找吧~~~
