房产期间所有title方面问题的保险。到底买不买是个人决定。我还是推荐买,因为房

一般大家买房时,通常会贷款买房。这样就需要买两个 Title Insurance Policies:
一、一个是Owner's Policy。投保金额是房子的买价即sale price,保金一般由卖方来
付。Owner’s Policy的insured(受益人)是买方,用来向买方保证卖方确实拥有待售
房的产权,同时也保证该待售房的没有任何隐藏的liens或claims,即保证待售房的产
权“free and clear”。只要将来买方一直拥有该房的所有权,owner's policy就一直
有效。保金价格通常是根据地区及投保金额变动。
二、另一个是Lender's Policy。投保金额是贷款额即loan amount,一般由借款方即
Borrower来付。Lender's Policy的insured是lender,用来向lender (及将来该贷款被
转卖给的投资人) 保证买方是房子的新主人,并保证该贷款是该房子的第一顺位贷款。
所有的lender都会将lender's policy作为放贷的条件之一 (换了你是lender,你也会

最近看了一个二手车,卖家说只有一个owner。但是我看carfax,是两个owner,第一个
owner是personal, 第二个owner是lease。第二次title变更如下所示。这是实际上换了
一个卖家,还是第一个owner重新做了贷款? 非常感谢

看上一所房子,这个星期出了offer,两轮下来owner就接受了。
今天做了house inspection,inspector告诉我们屋顶lower部分是应该马上就换,
upper部分估计还可以撑四五年。再加上一些很小的问题,inspector会写在报告里。
说实话,还是非常喜欢这个房子,一开始也知道屋顶到寿命了(13年了),原来还准备
用这个跟owner杀价的。但是我的agent偶然碰到了owner,owner自己说他们曾经让人评
价过屋顶,结果被告知屋顶还可以撑两年,所以他们就拿钱upgrade了洗手间。说实话
,洗手间现在真的很好,但也不知花了多少钱。
现在主要是想再跟owner要点credit回来。鉴于这个情况,我也不知道还能不能拿屋顶
来说事了。按理说owner从来不知道我想拿屋顶来说事,我只是跟agent提过一次而已。
大家看看觉得我到底可不可以?
对了,house inspection真是很有意思,inspector能告诉你很多信息。但是,有时还
真有点害怕,听着好像house会有及其多的事情要处理,有房子后一定会有一大堆事要
做。

在DE注册了个公司,file了LLC,昨天付款人的billing address收到了信,应该是收据
,交的70块Formation Fee和20块court municipality fee。
也从IRS那里搞到了EIN,现在想知道的是,怎么file owner啊?当初file LLC时填的
agent的名字用得是owner的,付那90块的人不是owner。
是不是还要填什么表来file owner呀?付款人是H1,不想牵扯到这个公司里。自己第一
次DIY,搜了下,不是很明白owner怎么file, 谢谢。

driver's insurance, if available, is secondary
if it's friend's fault, owner's insurance will cover liability, and if
owner does not have full coverage, driver's liability insurance will cover
owner's car damage. if owner has full coverage, driver's liability

Craiglist--->auto--->owner only后,有很多posts,其中相当一部分是小dealer们假
冒owner发的广告。
本人研究了一阵子,现在能一下子识别出来是真的owner还是真的小dealer:
打开Craiglist--->auto,查找到owner里的车后,再新建一个窗口,还是Craiglist---
>auto,把前一窗口中感兴趣的电话号码输进去,如果显示这个电话号码有很多车,那么
这个就是个小dealer发的广告。反之,如果这个号码只有一条post,那么就是真的
owner。
其他方法,如看图片、看fee等字眼,也可辅助用上。但以查电话最为有效。

而且第一个owner和第二个owner的Title号码都变了。laoselang说的倒是一种可能。这
么说是两个owner了。两个问题
1:自己买下来的车是personal,用了一年不能变成lease的吧,最多只能是loan or
lien
2:请贷款到期的同学出来说说,贷款期间owner是银行的?贷款付完之后,你就变成第
二个owner了?

Owner's title insurace 还是建议买的,只需要在买房的时候买一次就可以了,是用
来保护LZ自己的利益的。
没什么地方能查到NJ的owner's title insurance的premium到底是怎么来的,我理解是
根据前任屋主的复杂程度而来的,如果之前只有一任屋主,并且也买过owner's title
insurance,就应该相对简单,费用低了。反正在新房子的HUD上看见过30几刀的owner's
title insurance。通常情况下,会将查到的lender's insurance的一半作为owner's
title insurance的估算。

我们的房子就是这么来的.
在我们想要的区,那区一有房子出来我们就去看,然后下offer,但是抢不到.后来我们发
现在这个区有一套也在卖,照片小小一张,不清楚,sale by owner的,信息很少,LD和
agent说了,让agent去查查是否还有在卖.agent查到还在卖,list了3个多月了,owner不
肯找agent帮着卖,然后信息也很少.所以一直都没什么人来看.
然后我们就约了时间去看房,真挺好的房子.我们的agent偷偷告诉我们她问过owner了,
为啥要卖房子.是他们夫妻俩要离婚,财产分割了,女主人早搬走了,男主人不想一个人守
着个空房子,想换个小点的townhouse自己一个人住.
然后我们就下offer了,男的打回来要counter offer,我们就counter了,然后男的就接受
了.然后paperwork的时候,我们的agent找了她自己妹妹去帮男的当seller agent,然后
就顺利把房子买下了.去年2月份过的户,那个时候是房事的最低点,买房人一堆堆的,我
们居然没有竞争的人就把房子搞定了.最后的标价还比原owner一开始要的还低了4万块.

是的,lender's title insurance是必须的,owner's title insurance不是的,但是
不建议不买。
Owner's Title Insurance是保护买主不会因为这个房子的title“不干净”而有任何损
失,例如产权纠纷,tax lien,judgement lien,unpaid mortgage lien和
mechanical
lien等。很多时候这些lien被记录在案没有clear但是和你没有任何关系,Owner's
Title Insurance就是保护你不受这些和你无关的matter的影响,和房子本身有没有
upgrade以及房子本身的状况无关。所以,如果不能确保title是完全clean的,还是买
此insurance比较好。
Owner's Title Insurance只有在买房子的时候买一次就好(无论有没有贷款),之后
无须再购买。
在很多地方,惯例是owner's title insurance是卖家出的,所以您最好跟卖家确认清
楚。

准备从一个sell by owner手上买房,价格比zillow估价低那么2-3w,觉得是不错的机
会。问题是这卖家是selle by owner,俺也是第一次买房,准备全部cash。双方都没有
agent,感觉有些手续不正规也不一定合乎常理,因此咨询版上,请各位给个建议。房
子在FL.
1.我当初准备用FL的realtor contract for purchase and sale下offer,这个表格对
双方手续费之类的规定比较细。尼玛的,卖家对这表格不熟悉,弄了另外一个单独的
word文档,那上面只有价格,closing date之类的粗的东西。双方签了字,给了个1000
刀支票当押金。
2.offer相当于就定了,俺当时说要签那个合同。卖家可能对合同不熟悉,没有签。说
合同准备等close当天签。尼玛的。。。合同应该没有close当天签的惯例吧?
3.下面该inspect房子了。暂且不提。对后面的close,卖家说, "I will probably

lz我和你一样一样的,但我没有撇开我agent,我觉得人家都辛辛苦苦带着看了好多房
子咧,下了好多offer咧(虽然由于我们的budget原因没有中)所以我问了owner接受不
接受我带buyer agent ,owner表示接受,也表示可以出commission fee,最后,我们
也是以owner标价后加了一点钱拿下,房价不是非常低的那种。但在湾区能少几个人bid
房子,本身就是一个优势,如果一旦owner上市,那就肯定还是要多加钱bid都不一定能
成。虽然我知道这笔commission fee是羊毛出羊身上,但我宁愿花上这笔钱买安心,我
agent知道我没有撇开他,后面他和owner交流,以及和我做的paperwork都特别顺利。
我们也是第一次买房,也不少钱,说实在的,这种sbo的房,如果没有我的agent在里面
,我很怕不懂被坑,我经常有疑虑 ,打电话给agent,他都说有他在呢。所以想想花钱
买个安心就坦然咧。

我查的一辆车carfax显示有三个owner,但是都是在不同的州,而且后面两个owner就在最近这2个月换的(一个4/26/2010, 一个5/26/2010, 都是不同州),title No.也都换了. 卖家说因为他刚刚搬到本地. 请问他说的可靠吗? 难道搬家会造成owner数目增加吗.最近一次还显示purchase reported.这是不是骗子? 请大家指教.多谢!

如题,看中了一个卡罗拉,其他都挺满意,
没事故也没大修过。价格还比kbb good value低了大概200块。
问题是carfax显示之前有3个不同州的owner,
车一共才用了6年,相当于2年一换owner。
都在中部,距离大概开车都有5个小时远了。
一个州一个owner是不是很奇怪,这个车是不是偷的?
第一个owner开了4万,第二个开到9万7,第三个开到现在的10万7.
我给卖家打电话,卖家说是因为换了新车,所以想卖掉。
我查的是这个免费的记录,不知道和carfax有没有区别。

找owner, owner会要求private价钱(不然他直接卖车行好了),然后买好后自己去做
检测维修。
找dealer, dealer会把按trade in收进来的价钱再加上检测维修费用再加服务费卖给你。
同样的车子private $10000, trade in $8000, 假使都需要检测维修费在$1500
找owner买, 付$10000+$1500=11500
找dealer买,付$8000+$1500+$1000(profit)=10500
那为什么很多人认为找owner买便宜呢?因为不是每个人买了都会去维修,所以相对便
宜,而大的品牌车行卖的车是必须做维修的,所以看上去贵,但实际差不多。
二手车交易在车行交易数量远远超过私人手里交易数量,可见如果在车行交易不如私人
交易的话数字应该倒过来才对。
auction买车象赌博有风险,建议买很新的,比较旧的车从auction买不建议。

今年刚到美国的新生,在德州。看中autotrader上owner卖的一辆2012年高配passat,
32000miles, SEL premium,3.6L的V6发动机, 车主报价16800刀, 比KBB报价低3000多
刀。carfax和autocheck上都没有事故或者recall记录。
目前这个车主是第二任,一个五十多岁美国老头,四个月前买了这辆车但是公司配新车
所以想卖了。
如果不买这辆可以选择15000刀左右40000mile左右的低配2012年passat,当然各种费用
加一块也快17000刀了。
由于owner报价比较低所以作为新手想问下大侠们这种owner的车靠谱么?这种情况买
dealer还是owner好一些?多谢多谢!

看中一辆二手的车,然后第一个owner半年开19k迈就转给dealer,之后就转给了一个残
疾人,半年开两万迈,所以从12年开始到现在,三年总共就39k迈,比KBB excellent要
价一样。大家觉得值得买么?我主要的担忧是第一个owner半年怎么能开这么长..然后
看carfax记录的话,第一个owner就没换过oil,第二个就换过一两次...也感觉蛮担心
的。求指导!!

网上常常看到有关Title Insurance的问题,如Owner’s Policy和Lender’s Policy之
间有什么区别,以及在Purchase或Refinance中谁来付等等的问题。特此写篇文章在这
里给大家科普一下:
1.PURCHASE:

贡献一下俺的教训。
如果要买,就到网上找个quotes,例如entitle direct。会比local便宜不少。但是,
要至少提前3周去办理,不能等closing前几天再去问,这些你的broker和attorney是不
会和你说的。
他们只是说是optional,但是只有你问到了,才和你说HUD1上的owner title
insurance(标价1000多)是和lender title insurance (标价几百块)捆绑在一起的
。你选择不买 owner title insurance,你的lender title insurance的价格就涨上去
了(涨到1000多),最后和买了owner title insurance就差不了几百块了。
俺们但是不知道,broker忽悠说不用买,也没告知这其中的猫腻。所以等最后一天和
attorney说不要买owner title insurance,就得到以上信息,等再去找网上的公司买
,已经来不及了,只好挨宰,多花了700块钱。

Owner's title insurance还是需要买的。
不过,对于这部分,我也挺困惑的,lender's title insurance是可以从网上查到的,
似乎是同一标价,但是owner's title insurance的价码是怎么出来的就很不了解了。
有些时候,看到律师给的Pre-HUD上,会把我网上查到的lender's title insurance的
钱放到owner's title insurance栏内,而lender's title insurance变得非常之少。
总之,从几百到上千的owner's title insurance都见过。。。

LZ对owner's title insurance的作用理解应该是正确的。
但是如果不买的话,相信也是协商的结果,因此过户之后出了事,想再把seller拖进来
估计不容易了。
如果seller买房的时候就没买过owner's title insurance,那么他之前的房主如果有
啥不良行为,什么阿猫阿狗跑来说房子是他的,LZ就也得兜着了。
另外,似乎听title公司说过,如果买房的时候没有买owner's title insurance,做
refi的时候要再付一个什么钱,多少就记不得了。
owner's title insurance是保障买房人利益的。

没有Owner Title Insurance,银行会贷给我的。我在NY,BOA, BOA GFE 写 “Owner
’s title insurance: you MAY purchase an owner’s title insurance to protect
your interest in the property”. 所以,我认为Owner Title Insurance 可以不买
。谢谢大家的反馈。
现在如何把钱讨回?投诉NY BAR ASSOCIATE有用吗?或者去小额法庭靠谱吗? 或有其
他方法?其实还有其他不明费用。有人有类似经验吗?

看了个房子, 看房子时seller agent透露已经有个offer了, 顺便也透露了owner期望价
(真假不知道). 随后提offer时出了个跟owner期望价稍低的价. seller agent 同知收
到了, 上个星期六越好同owner面谈, 顺便给owner所有的offer (2到3个). 奇怪的是
没有any update. 打电话, 留message, 都不给回信. 我还是第一次碰到这样的agent.
即使不考虑我们的offer, 至少回个信confirm 一下. 对不对?
现在即使真想要这个房子, 我们也得重新考录了.

现在有一个sale by owner的房子,location很中意,价格要的有一点偏高,但是owner
(印度人)说可以谈。。。。
我的agent说他们不和sale by owner的人做生意,因为得不到commission...如果我愿
意,可以把其他的buyer side的agent推荐给我。。。。
现在的问题是,我需要雇一个buy side agent么?还有,买这样的房子需要注意什么?
owner和我说we will follow the standard process if u decided to move forward.
A third party ( bysaleowner website) will prepare the paperwork for us and
we will do the negociation part on our own...

seller agent是我们的dual agent。他要求我们必须使用他的escrow agent, Chicago
title Co. 而且owner's/lender's insurance policy都要我们来付。这个是加州的惯
例吗?在living版上看,好像有些州是seller买。
这个是seller agent报给我的报价:
Chicago Title Co rates:
Escrow fee $918
Owners insurance policy $1593
Lenders insurance policy $711

自己请的realtor都不给力,正在苦恼中。同事介绍说他有朋友正好想不通过realtor自
己卖房,动员我和owner联系。owner极力建议双方私下成交,都不通过中介,好处是双
方都能得个比较好的价格。听了很是心动,另外好的realtor很难找,已经换了2个
realtor了,现在的realtor还相对靠谱点,但人家忙得很,不容易约时间看房。于是想从了owner的建议,至少博个好价格。
房子的基本情况是,社区不错,口碑也都不错。owner在里面住了3年左右,他说可以让
我看他当年成交的所有文件做出价参考。
征求大家建议,是否值得私下交易,私下交易如何操作保护买方的利益。

大家好,我现在打算在学校旁边买个condo出租,之前联系过agent带着看房,她也是个
中国人,交流起来还比较方便
凑巧在网上找到了这个Condo的owner联系方式,同样是个中国人,现在有点纠结要不要
直接找Owner买房还是应该通过agent?
这个owner应该不在我们镇上,我之前对在米国出租房子没有任何经验,agent说如果在
她这儿买房子的话她会教我怎么样当一个房东,感觉这点还挺有吸引力,因为我根本不
知道该怎么出租房子呀怎么联系房客呀的……可是她又不愿意帮我给房子砍太多价,可
能因为她是owner的房子,不到110K的房子她说最多能减2K,感觉应该还能更便宜点吧
……

最近在看一个build-to-order的新房,是从建筑商那里直接买。建筑商给的GFE里面既
有lender也有owner‘s title insurance.在版上考了一下古,发现owner的保险主要保
万一title有扯皮的情况。我的理解主要是针对私人卖家。Lender和Owner的保险分解是
244和571.。我想请问大家一下:1)我需要支付lender的保险吗?2)我的情况需要买
owner的保险吗?3)这两个价钱是否大致合理?4)是否这两个只能从卖家那里买?

过了attorney review,owner提出一个匪夷所思的要求,不允许我们用某一家home
inspection。说老实话,owner如果不提的话,我们也不会选这家home inspection,但
是owner的这种举动让我觉得很可疑,觉得会不会有些猫腻owner想要隐藏?有没有xdjm
有类似经历呢?
