近期发现做bus上班太危险，被抢过被偷过，所以像换个地方住。可是跟房东签了一年
的合同，现在才四个月。之前与房东沟通过，房东说只要找到下一家就可以搬出去。所
以就开始贴广告，招人来看房。由于房子地方还行，这个城市房源又很短缺，所以很快
就能租出去。所以，我也就放心地很快签了下个房子，打算12.1搬家。 但是！！就在
我们进行的如火如荼的时候，房东说，他好朋友要租，但是一定要我住到January，而
且要付一个多月的租金，即使我已经搬家。
就是想问一下，这个合理么。今晚在狂google，找到这么一条
California Civil Code requires landlords to mitigate their damages if a
tenant attempts to break a lease early. If your landlord will not let you go

replacement tenant for your unit. While the law does not state this option
specifically, it does note that your landlord must "reasonably" avoid
damages. Therefore, if you can find a tenant who meets your landlord's
screening criteria, he is effectively obligated to approve her. If he doesn'
t, he is accepting the risk that you will not pay your rent, which would
result in more damages than if he simply allowed the new tenant to replace
you.
是不是说要是我找到了合适的人选，但是房东要是不同意，他就得自己承担损失？
