导我Dec.29 closing，说她给介绍的那个broker三周就可以closing。我当然明确表示
不可能。
这个跨年的问题到底有什么tricks在里面？对seller和对agent自己有多大好处值得他
们这么费尽心机来搞？ |

13-14个business days。
如果我同意，双方签了PSA后，是不是就不能改closing day了，到时候closing 不了，
不管是什么原因我都得掏罚款是吗？ |

rate for 2011."
这个house的builder和seller agent是一家人(husband和wife),在我们这样的中部小城
市，我的agent和他们都应该是熟人，至少是抬头不见低头见的人。这也是为什么我的
agent越push我，我越不comfortable的原因。

发帖数: 1233 | 11 跨年的问题很可能是从卖主 tax planning 上的考量。 如果房子是自住，有赚的，今
年卖可以享受 $250k/$500k gain exclusion。Obama 和国会在考虑各种消减财赤的方
案，在 tax benefit 上，未来可能有比较大的修改。
不过这些应该是卖主要考虑的。经纪急可能是想早点成交，袋待平安吧！ :p

发帖数: 176 | 12 我的offer的前一个version是Jan.3rd closing， 在seller的counter offer 过来后的
revised offer里提出Jan 15 closing，因为一来一回就好几天过去了，现在seller只
同意Jan 3rd,agent在拼命push我，甚至用blame的语气说“you have no reason not
trust the builder, broker and me...because we are proffesional....”

to 1/3 or whatever date, you'll be responsible for not able to close--could
mean financial liabilities :p

reason, or inspection problem, they should release you from the obligation
of any fine.

It is the bank doing the loan.
Even if you trusted them, they cannot push it through the bank...

I did my refin this September. it took 16 days in total.
once again, if the broker/loaner/banker put you case on top of the
pipline, if can be done within one week.

You need 30 days to close.
My loan agent is very fast and still it is around 30 days from submitting
loan application to close of escrow.
You need to insist to write 30 days on the contract, and just tell them, if
your loan is approved in time, you can consider closing of escrow earlier.

我不建议这么rush，急着脱手一定有问题。买房是大事，一定要看清楚才行。再说，马
上就Christmas了，broker坚守岗位，也没法要求Wells Fargo这种大债主的员工都坚守
岗位呀。 |
