果有任何地方更以前inspection时不一样了，你可以免费退出的。不过inspection的钱
就白出了。

我一个朋友买short sale就是快成交时发现暖气漏水把地板泡了，临到最后关头还逼对
方降了1.5w或2w | h****a

final walk through怎么退出呢? 即使退出, deposit 能那回来吗?

contigency.
因为short sale 等待时间长, 我比较担心万一房子有损害, 没办法退出.

发帖数: 81 | 8 short sale is a LOT of work. Realtors and bankers do NOT want to jump
through the hoops (normally months) unless they know you won't walk away
from the deal. It is totally understandable.
You have to do the inspection or waive the contingency.If you feel
uncomfortable waiving the contingency, I think you can add a different
repair maximum contingency in the contract. The way it works is you do the
inspection afterwards and if the repairs are estimated above your maximum
you have the right to walk away from the deal. However if the repairs cost
less than the maximum you set, you cannot ask for lower price and you have
to go through with the deal.
Set a maximum high enough so the bank knows the deal will go through. But if
some major problem is unearthed then you can walk away. |
