The rates are based on criterion below and good for the time when they are
quoted:
Loan $ >=400K, FICO>=740, LTV<=80%( SFH) or 75%( Condo), primary residence.
There is no point, no fee for refinance but there is fee for purchase loan.
Rate change is subject to loan amount, impound and other conditions.
High Balance Loan (<=729k)

There is no point or credit.
Why did you think that 4.875 is par rate?
Today's market changed twice. Better first and worse later. We still could
give 4.875 for conforming 30-year at this time if all conditions are
satisfied in the mentioned scenario.

发帖数: 289 | 5 We do not charge loan origination fee except some cases in high balance and
arm combination.
Your comments about banks rates totally make sense. Typically, banks' rates
will be higher than that of brokers. If banks' quoted rates are lower, then
we will see point or origination fee written in small characters.
But banks sometimes does provide better rates in retail business because
they have the muscle to digest some loans by themselves. Loan business is
always the balance between risks and profits. Many people have different
understandings. Chinese bank understand why people want to hold cash in
hands. But if you go to Wells Fargo and save $100,000 today, this money will
not be qualified as down pay. Also, banks mix different business together
so they provide some flexibility to their customers while garnering profits
from different lines of business.
