原来那个小bank的loan officer告诉我六个月之内不能refinance，说wells fargo有个
restriction什么的，然后有相应的penalty。但是我今天给wells fargo 的
refinancing打了电话，他们说根本就没这回事。
我不知道是谁在说谎，到底怎么回事呢？难道我6个月之内refinance会损害前loan
officer的什么利益？可是我又和她无亲无故，如果利息下降了很多我当然要refinance。
我当时loan的基本情况是high balance，SFH in NJ，30 Years Fix， 3.75%
我现在还是loan的principle还是高于417K，但是前个月拿到绿卡了。如果还是做30年
fix不知道现在多少利率了。刚才wells fargo 那人说可以3.25％，没提有没有cost，
不知道值不值得做。 |

could not be done within a certain period time (i.e. 6 month). Otherwise,
all rebate should be paid back. This is contract between you and 小银行,
unrelated to wellsFargo, which is just your service provide.

在也不提供任何service。那我refinance关他们什么事？

发帖数: 5191 | 7 这个reimbursement agreement是您和您的broker之间的合同. 您和任何一个lender都
没关系. 但是lender和broker之间是有协议的.
如果没有这样一个规定, 你可以一年之内做12次refinance, 每次都可以拿几千rebate.
不用多久, lender就可以关门了 |

如果一个agent说rate的时候不提cost, dump him.

signature.

发帖数: 3523 | 10 问wells Fargo的人没用，high balance给LZ 3.25%？？？一定是有point又有cost的。
wells fargo都不用broker了，他们自己的公布的rate大都是有1个point的，而且，这
种银行从来没有no cost refi提供。
如果距离417K不远，就不如等一等找人做417K以内loan的refi。
LZ买房的时候拿到的3.75%，对于high balance来说，人家也没坑你。何必要搞得人家
没钱赚呢？
Recapture是指Wells Fargo会向之前给LZ做loan的公司，或者是broker追回所有
commission，如果LZ在6个月之内pay off掉现在这个loan。 |
