1. if u want to keep the property longer, go for lower rate. if u r short on
cash, a higher rate with cash credit is good.
2. don't rely on re-finance given the overall rates up trend

| r******d 发帖数: 1879 | 3 I would assume "NO closing fee" just for NO LOAN related closing fee.
It will take about 3.7 yrs to break it even between these two options.
Is this ARM program or FIXED? If it is 5yrs ARM, you need to choose no
cost one since you will refinance soon anyway. If this is the fixed program
, I will personally choose 3.5% with $1700 closing cost since I feel the
rate might not be able to go lower in the short term. ( BUT I WISH I AM
WRONG :)
