做无费用重贷(No cost refinance)就是了。

It is not true when ppl say this rate is the bottom of the rate in history.
You have to look at this way. What's the median housing price to median home
ratio, and how is it correlated with the rate.
back to 1980s when the intereste is 15%, the nominal median income is 20k,
and nominal median housing price is 80k. The price to income ratio is 4. The
adjusted inflation income is 50k against 2015. It is 50k!.....
Today, the nominal median income is 53k, the median housing price is 320k.
The price to income ratio is 6.
There is a multiplier when housing price increases faster than income due to
its weight and size of debt. It means that ppl has way less consumable
income
for other stuff when house price grows too fast. The housing price plays a
big role in old CPI system compared to the current CPI calculation that
assigned more weights to consumer goods and products such as automobile,
electronic and food.
Using a simple example, the first year interest, it is 80k*0.15=12k, it is
12k/20k=0.6. For the same thing to happen again, the interest rate need
increase to 10%.
It tells you that there is no way for interest to goes back to 15%, even not
8%. When it does, the housing price will be slammed.

个人认为利率是为买房服务的,而不是反过来,如果有买房打算,应该先去看看房子,
如果有遇到非常合适的就出手,否则就先观望一下

cash 也没啥好。买房不过是防通胀, 利率一上, 房价就跌, cash的投资立刻就显出损
失, 就看通货膨胀和贬值哪个厉害了。这种风险总是有的, 因为利率低时, 什么可以投
资的东西价格都会高。
