I have dealed with several short sales, and bought my current house from a
short sale. I strongly feel that you shall know the followings before even
put in an offer:
1. Why it is a short sale? Is the owner still living in the house? The best
is the owner moved out already due to a job relocation. The owner may
refused to move out even you have already bought the house. They may also
destory the house after the bank accepts your offer.
2. How much he/she own the bank, and how many banks. I don't want to touch
a house have several liens. Some banks are very quick dealing with short
sales, and some banks will take for ever.
3. What is the house condition? A good agent shall be able to see most of
the defects even without your spending money on home inspection.
4. How is the communication channel between the agents and the bank? Some
agent knows nothing about the process inside the bank, and could even email
your offer to the wrong department. Some agents are so good and he/she even
knows exactly who is in charge of the short sale inside the bank. This will
directly affect the whole process of the sale.
A good agent should able to tell you all the anwers. If all the answers are
good, you will go the next step, putting in an offer.

That is why you need to know why it is a short sale. I saw house, the owner
lost their jobs, and all the down payment, and now lossing their 7 year
home.
They put concrete in all the toliets. I noticed that during the first time
of showing it to my customer, and saved him the inspection money. I also
know a woner, left the water runing at the second floor and flood the whole
house.

那是肯定的
否则我们现在也不用永远都放几千块钱在那个tax escrow帐户里,否则我们就可以每个
月交钱就是了。
非常非常不合理的规定,但是银行也是为了万一这房子被那些变态的没钱还要住house
的A hole毁掉,可以有一笔钱去fix the damage.

我以为只有foreclosure的主才敢这么干.
shortsell对卖主的信用影响还不算最大吧.

shortsell is somewhat the same thing, reason behind these two is the same -
the owner can't afford the house and prepared to WALK AWAY.
shortsell is just a shortened process by selling the home for less than what
the borrower owes the bank.
but no matter what, the borrower will not get his/her downpayment back,
which would always consider a significant amount. in addtion, the credit
score will be lowered by as much as 200 points. so destroying the home is
comepletely conceivable when it comes to angry people.

There will be NO perminent credit damage for short sale. Your credit score
will return to previous point after the deal is fully closed. That is the
only difference from Foreclosure.
The credit damage from FC only last for 7 years. But after you loose all
the down payment, and years of princeple build up. It could be as much as
300k for some high end house. There is really not much difference between
short sale and FC for the owner.
For example, a owner bought the house at 2005 for 1,100 K. Both got fired,
and then divorced. The house is on the market for ~700K right now. The mom
with 3 kids are living inside. The inside of the house is already in very
bad condition. To be honest, I don't think the owner even want to sell the
house. They damaged the house even still living inside, so that no one
wants to buy it, and they can still live inside for free.
I don't think they can buy another house within the next 7 years. So what
they need to high credit score for?

看来银行要彻底走出复苏,这些坏帐不做掉,基本是不可能了.

But Bank's good at make loan, and invest money. They are not good at
selling house. They don't have enough manpower, and procedures to follow
for short sale and FC. There are huge difference among banks to deal with
Short Sale and FC. That is why you need to know which bank own the house.
Good thing is the goverment and banks realize that and putting regulations
out right now. I hope in the 2nd half of this year, the process for SS and
FC can be much quicker.

Do you know where to look for detail information of the FC and SS units?
Just like you see regular sells on Trulia or other online realtor.

it comes with a big if - if a good agent. in an ideal world it's more like a
prescreen but one
should never skip the inspection step.

i know what you are saying, but i don't think the agent, no matter how good,
will know the problem of the roof, structure, or any carpenter ants. the
agent can only tell you problems that has visible/cosmetic outcome. I, for
one, totally believed that a good home inspector is as important as the
agent.
