水电总额不过一两百元。
我以要价太高拒绝，房东则威胁要逼迁。
我记得NJ好像有法律规定，租约的终止和变更需要提前45天通知，就以此为由反驳。
房东同意给45天搬家，但是任然要求这段时间内我要按照300元每月付额外水电费，否
则威胁断水断电。
我4月房租已付，还有一个月押金在她手中，所以5月底搬家最理想。
但是如果我拒付她额外要求的水电费，她真断水断电，甚至叫警察来驱逐我母亲，该如
何应对？
我有全职工作，白天不在家。
母亲完全不懂英文。
现在请求懂得相关法规的高人指点一下，我该如何保护自己和母亲的权益。

Nothing in writing, it is very hard for her to enforces the rules.
How many people suppose live in that property? Your probably can report
them to the township for over the limit of number of people allow to live
there.

不好还能白住几个月。不过没什么意思了。房东没有权利撬你的门扔你的东西或者断水
断电的。

to leave any time, without losing anything, or a few hundreds with that
matter.
The landlord has her house and family at stake. You don't invest 500k in a
house just for someone to mess it up. Slashing the tire is a crime, throwing
dead rats can be seen as a threat. These things happen on in her private
property and she will have a hard time to explain to the judge, or jury, if
it ever goes that far.
If I were the landlord and doesn't want LZ and her mom living in the same
room, I would ask her to leave, nicely, with full refund of deposit, and
never get another tenant without signing a lease.

rent to live there, they have many many "legal" ways to make you suffer every
day. Not mentioning her monther is staying there day and night
if the landlord is reasonable. i would suggest her to get out nicely without too
much loss. it simply doesn't worth it.
if you don't have a lease, generally it is considered as month-to-month and the landlord can start the evication process after several day notice. there is nothing good in getting an eviction record in the credit report.

房东家人居住的部分和我们房客居住的部分是有门和锁隔开的。
除了月初交租，基本上没有往来。

退一步，你加些钱，她降些价。要不一拍两散，她拿不到一分钱，你也别想住得舒服。

这个倒是不假，不过前提是这个出租房是合法出租。我从没租过私人房，但是租房管理
公司说短期的，三个月一下没问题。但没真试过。
