发帖数: 1328 | 3 一般不会加, 因为你想如果估价估的比你的出价高很多, 你会同意卖家涨些钱么。但是
appraisal比你出的价钱太低, 也许就申请不到贷款, 一般合同都有loan contingency,
这样也就买不成了。除非你说得是inspection contingency, 这个一定要加。

there are multiple offers, you can take off the appraisal contingency to
make your offer looks better than others.
If the property does not appraise the contract price, you have to put
additional down payment.
My buyer bought home in Morris County, the seller accepted the appraisal
contingency.
When the house price increase too fast in some areas, seller worry that the
home will not appraised. That's probably why they told you that the seller
will not accepted appraisal contingency

基本很难被接受。这个地区是涨得很快，据说比去年涨了7%了已经。希望买了之后会接

抢的不能比，也肯定不如接下来hot，但我们去年已经经历过一次，实在不想等到后面
跟各种需要学区房的买家竞争了

Chatham Boro涨22%，而Chatham Twp反而跌了4.8%。
其它如Madison涨36.1%， Florham Park涨11.7%，Morris Twp涨9%。

个体差异非常大（比如Chatham Boro有30万的房子，也有300万的房子）的情况下，做
出来的每个月价格变化，在统计学上有什么意义吗？
