昨天问的那套近地铁的已经off market了 卖得好快的说

大家说说这套房子怎样啊 好像卖不太动啊一直降价 除了离火车站远还有啥问题吗 看到redfin上有比交易记录是1 dollar的 觉得怪怪的

I have no idea about this house. But millburn has two "towns", short hills
and millburn. short hills is more expensive. within short hills, the
sections closer to train station and downtown are more expensive. for
working class, the east side of glenwood and the small community near
middle school are the most desired places. therefore, they are the most
expensive in terms of per square footage. but still, houses listing at right
price will go in a week or so. The most expensive houses are in hartshorn
and west side of glenwood and/or some very exclusive locations in deerfield.
the house in your posting is in a section people called "like livingston",
usually cheaper.

Its DOM (days on market) is > 200 days. Like jnjy2009's saying, good ones
will go within one week (and Yes! it is true!) In other words, many buyers
viewed this house and passed it. There must be some reasons. I myself and my
clients saw it last year, per feedback, its non-standard floor plan is not
desirable.

This is an old small house with an extremely narrow front lot, one side of
the lot is much lower than the other ( more like a ditch ). Even if you
want to tear the house down and build a new one, the lot shape is too weird
and you can't build a good looking house on it. So no regular buyer or
builder would be interested in it. The location is pretty good.

Many people have looked at this house, including one well-known architect in
Millburn. If you can live there without major renovations, pay 800k and buy
it since it's so close to Deerfield (top 1 elementary school in the country
); otherwise, walk away from it. It's not for non-professionals.

这个房子也看了一下,只有二个卧室,另外的是在地下室,房子的设计很独特,很难加
建。当然如果有很多钱,可能重建比加建更好。买下来还不能马上入住,维修好也少不
了几万元。
