There are usually 3 stages in a "foreclosure" (ZT)
1) Short sale,
home owner in trouble, want to sell house for less than what he owes the
bank.
pro: goes through the regular steps in buying a house, get a house for less
than market price.
con: long wait. and at the end, the bank might not agree to sell.
2) foreclosure/auction,
the bank auction the house in front of the county court house, usually the
starting bid is the amount owed to bank.
pro: great bargain
con: As Is sale. All cash. new owner assume all risks, including all the
liens. no inspection, no title insurance.
3) REO/bank owned
the bank owns the house and put it on the market for sale.
pro: goes through the regular steps in buying a house, get a house for less
than market price.
con: As Is sale, need loan pre-approved, better get your own inspector. | f*****u
