需要花费20K。这样子的房子能买吗？主要不是钱，是怕这样子的能不能彻底修好没有

发帖数: 2890 | 2 可以买啊， 但是出价必须考虑这个因素。另外， 一定要搞清楚引起这个横向裂纹的原
因是什么， 否则这里50-feet修好了， 过几年那里再裂50-feet怎么办呢？ 大部分是
地基， 地面排水不利, 地基过度受潮引起的。
$20K可能不止吧？ 听说要千把块一尺哦。

发帖数: 131 | 3 横向裂纹出现的原因很多，你的inspection report里面通常会这样说
Horizontal cracking was noted to the foundation at the front. This usually
is due
to the reinforcing steel being too close to outer edge to the foundation
forms
when the concrete is first poured. Many times when the foundation cures the
crack appears in line with the reinforcing steel (rebar). This can expose
the steel
(rebar) to excessive moisture, which in turn leads to rust and corrosion. A
thorough evaluation of this condition is beyond our qualifications.
Concerned
parties can have licensed foundation specialist evaluate these cracks and
make
recommendations for repair.
一般这样的language配合 5ft 或者更短的裂纹我们认为是可以control的，但是50ft
如果又是连续的话，不觉得是steel 热胀冷缩能折腾出来的，所以会有比较大的
concern，建议你（和你的agent）一起inquire专业的地基检测公司。如果不是非常hot
或者打算退平的话，这样的房子我会建议我的客户暂缓下单。供你参考。

发帖数: 2 | 4 带人看房遇到过这种有横向裂纹的房子，一般的inspection report和楼上说的一样。
建议找专门做foundation的公司检查下，如果房价合理，是可以考虑的。

关于横裂的描述是： Four horizontal cracks, approximately fifty-six feet in
total length above sub-area grade。
a. eight more feet across the right-rear indent, and around the corner
another eleven feet, approximately.
b. One crack approximately eighteen feet long, a short gap (probably has
rusted steel, even if not split), and then another seventeen feet to
complete the par- allel of the two baths.
有若干条很长的横裂纹
CAUSES OF HORIZONTAL CRACKS. Majority of horizontal cracks are caused by
rusting of the horizontal reinforcing steel of the foundation. This
corrosion of rebar will occur if it was placed too close to the face of the
foundation during construction, or if salt has entered the con- crete such
as from a water softener, or if vertical cracks have been neglected allowing
moisture to reach the horizontal rebar.
检查的结果主要是由于内部钢材生锈造成的 |
