This is a comment by a real estate agents in Seattle.
The majority of cash transactions are the result of foreign investment. As a
real estate broker in the greater Seattle Washington area, I have noticed
that, most of the cash transactions are from Chinese nationals. It seems we
are seeing a repeat of the Japanese real estate boom of the 90's. If
interest rates climb above 6% (and they will), the market will come to a
screeching halt and prices will drop another 15 to 20%. |

Japanese was getting to the peak of commercial real estate market in US.
Chinese are getting to the bottom of real estate market.
I was bidding a 3 bedroom/3 bath room town house for around 110K last week.
It was built in 2004.
Remember, It costs around 80K for a mercede.

Real estate tax + association due is around $300/Month. They are in a very
nice area. So the return is very attractive.

的是“The number of first-time buyers fell last month to the lowest
percentage in nearly two years, while all-cash deals have doubled and now
account for one-third of sales.”。从第一句可以判断中国人(非在美定居的)还
是比较少的,因为如果他们买房,应该多数是第一套房。
现在为什么这么多人付cash买房,我想还是因为interest rate太低,他们有其他渠道
融资或者觉得存在银行也不值,但是不愿付较高的mortgage rate。
