最近在朋友的鼓动之下,开始有兴趣买一个rental property, 但是两眼一抹黑,先来
问问版上的大拿们
1。 是不是最好在湾区买,同事有在北卡和德州买的,但是山高路远管理上是不是有问
题?
2。 学区是不是一个考量?出租跟学区是否有很大的关系,未来升值对出租屋重要吗?
3。 税率上有多少benefit, 比如说是不是可以把一些汽车,电信的费用作为cost抵掉
4。 在湾区能做到positive cash flow吗? 我朋友推荐pittsburgh, 但这样差的区我
心里还是很打鼓的。
5。 目前在考虑fremont, north san jose, 还有什么区比较好?

1. I will definitely buy in bay area.
2. school is not that important, rent is important, but I think the future
appreciation is the most important factor. Unfortunately, it is a unsure
factor no one can predict.
3. a little, not too much.
4. hard to cash even in core bay area. not sure in Pittsburgh.
5. consider condo in Peninsular like San Mateo, foster city, Mountain view,
Sunnyvale. Most renters are there.
Just my 2 cents.

if it is so hard to have positive cash in bayarea, and little tax benefit,
what is main reason to have rental properties?
to have savings in the property that the renters help to pay? like you said
the appreiation part is unpredictable.

I believe there will be strong appreciation in the long term.
Besides, it divert my investment. I have no idea and no luck in stock market.
Actually, my experience of my two property and my friend's, it is quite
normal to get cash even in 3-5 years.

thanks qiqi!
i will start to do my homework on the location and rental pricing. Where
you consider as good place for rental property around here? I searched the
old posts, and found one by you and tony mentioning union city near bart?
do you still think the same?
how is fremont?
One thing i am not sure is if I will ignore school district completely. I
think the area with good elementary school may have good appreciation
potentials, such as cambrian, belmont, etc. but not sure about the rental
market there.

离交通近,生活方便,物美价廉的地方。因为你租的是刚工作的,刚结婚的,或者低收
入的。学区不一定好,可以吵,但一定要安全。或者FAMILY BASED的地方。

还有,有的人天生不喜欢股票,有的人天生做不了房东。因为他们很不喜欢处理复杂的
情况。也不喜欢和人打交道。所以要有思想准备。

not exactly sure because i am not in this business. as I know, it is 10% of
your monthly rental.
