Any expert on this Board can help explain to us?
We have brought 460K from the bank when we bought the house this years.
now we want to refinance to lower rate, the GFE we got shows 460K as loan
amount, but the actually refinance amount is 458K. The monthly payment
seems to be based on 460K on GFE. The difference is on 8$ monthly if use
458K. But this makes me wonder where does the 2K goes? Seems the loan
agent will get this 2K, is it normal for no fee no points refinance?
Anyone knows?

some of my calculation:
just did some calculation:
assuming 500k loan. for first 5 years,
4.875%, you pay around $119K interest, the rest of principle is $460K. Whole
life interest is around $460k.
2.625%, you pay around $63k interest, the rest of principle is $440K.
case 1) 5 years passed and now, if interest rate is 7.625%, for the rest 25
years, if you put the $55K (saved

房主欠银行$460k, $480k comes because of the agents fee 5%.
I thought it should be good if the offer goes above $460k, but not need to
reach $480k. right?

If the seller can't sell at $480K, he will have to negotiate with the bank
for a short sale. And if that doesn't work, then foreclosure.
You don't need to sacrifice your hard-earned money to save anybody's ass.
The seller's problem is his own, and so is bank's. Just think about your own
best interest. Is the house still worth $460K or you can get something
better at $460K?

并非完全是为了省钱,主要是省时省事,因为我们看房子一年多了,清楚如何查找房子
的资料以及地区情况,甚至怎么看房子。很多房子我估的价格跟它们最后的成交价相差
无多。所以在这个前提下,我们基本上不需要buyer agent to help us to look for
the house。
我用过好几个buyer agent,最好的一个用了挺长一段时间,他为人很耐心,可是谈到出
价并不是很aggressive,而且很少帮我们探听到什么消息。(我也知道很难要求BUYER
AGENT to be perfect)
直接跟seller agent打交道的好处是,他希望你买,因为他的提成高,所以他会给你内
幕消息,及时跟你更新情况。我买的这个房子,砍了不少价格,得益于此。
好区,2007年初owner自己卖,要价$475k,收到最高offer$450k,owner要$460k,因邻
居一模一样的一周前卖了$465k,没成;
到下半年,收到$400k,心灰地撤出了market;
今年年初雇经纪上市$379k,无果,遂降至$359k,我们出价$300k,之所以敢砍这么狠是
因为经纪透露有地产开发商出$

short sale不意味着贱卖。说明asking price比借的钱少。比如你这个房子,如果原来
500K,owner借了495K,如果500K卖不出去,降到490K,就是short sale了。
也就是说你当初那个460k很有可能已经是short sale了。

看上个房子,房子本身不错,但维护的不好。不是move in condition.看着像是房主逃
命似的搬家 --墙上挂画的钉子都没有拿下来。
两边的agent联系后,我们的agent打听到房主丢了工作,房子去年秋天上市,年底有买
家签了P&S $500k, 但一月买方退出 (listing agent给的信息是买主贷款有问题),
房子回到市场上。标价低于$500k. 但我们的agent也说到买主欠银行$460k, 再加上5%
的中介费,“apparently the seller does not have the ability to come much
below $480,000”
这样的情况如果我们明确知道不会最终出高于$480k的价钱,是不是没必要下单了?
该怎么理解我们的agent的意思?
有经验的大虾请指教,thx!

我觉得是不用出了
卖主明显是能卖就会卖你的,所以也没有什么必要再骗你他的底线。
如果你的最高offer相比480k差几千,那就不妨试试,如果你心里想着460k什么的,就
不用了。

最近看上一房620k,down打算付160k,需要做460k的loan。
LD之前没收入,最近刚找到一工作,收入将为90k,3月上班。我收入100k,可提供两年
的税表。我的credit大概在740左右吧。
不知道做loan 的时候是按照以前收入算还是现在的收入呢?我们能带到款吗?要是不
行我们就不看这价位的房子了。
ps:ld现在还没ssn,要上班之后才能申请,不知道ld能不能贷款啊?

两个房都是属于同一个初中,高中,都是5 brm 3.5bth 3cg,在各自小区内的位置都是很
好, 区别在于:
房A. short sale, 3300 sqft, single story, built in 2007, sold for $745K, HOA
$145/month, with pool, listing for $350K. 有个大抽油烟机, 需要重新买个冰箱.
granite. 小区内只有另一家中国人住在旁边的million小小区内. commute 30-35
minutes.
房B, foreclosure, 3600 sqft, 2 story, built on 2004, last sold for $460K in
2006, HOA $50/month, no pool, listing for $300K. no pool. 也是需要买个冰箱.
其它都好. 小区内现有5,6家中国人, 还有同样或更多的韩国/越南人, commute 25-30
minutes.
两个的贷款应该都没问题, 但现在和领导陷入困惑中:到底选哪个呢?

Both Zillow and Chase home value estimator suggest a much higher price for
this house (460k), the county assessment is about 420k. If just compared
with
those estimations, its counter price looks not bad at all. Also, I just got
a phone call from my agent. She said there is another bidder jumps in. I
have to wait how that offer looks like and then think about the next step.
