买房，inspector说crawlspace反复进水，另找一contractor，说完全没问题，只得延
inspection period再请高明。
agent和seller好像都有点忽悠人。自己不懂crawlspace，求多指教。

Got extension. 现在问题集中在crawlspace到底有没有进水问题，需不需要修。
crawlspace检查时跟下去看和拍照是很正常的要求吧？就算咱不懂。。。
准备带上相机和手电跟着inspector下去，正在临时找资料学习，请多指教再准备点啥。

下午如果卖家不肯签字多给我们四天时间再找人查crawlspace，就打算退出了。
俺的表达能力有限，此事到后来又越来越离奇，诸位请凑合着看哈，多出点主意更好。

不便宜但也在合理范围内，双方签了offer，开始inspection， 至此一切看上去都还正

补充信息：我在西雅图，温度相对没有那么高,另外优先级是先搞crawlspace，所以温
度倒不太是目前的concern。另外发现的问题是附近有过raccoon, 至少他们在我们的
crawlspace活动过
这几天找了几家来inspect和quote, 还没有发现nhe261分享的按平尺报价这种方式呢。
目前收到的报价大概是crawlspace这一项有报5000多，有报近4000的。attic也要2000-
3000多，还有一家报5000多。。
我现在的问题是：
1.目前用不到通风系统，所以给关了，但仍担心已被老鼠污染的insulation影响到每天
室内的空气。现在必须立刻做清理还是可以再多点时间了解询价？
2.因为是一笔不小的投资，希望花了钱能有效果，找较成规模的正规公司，还是网上口
碑不错的个人承包商？
3.不同的人用料可能不同，这方面有什么注意的呢？
4.做这个的顺序到底是先杀鼠还是后搞呢？目前听到的说法不一。
关于DIY，倒是很想DIY，但听起来问题较多，自己缺乏经验，不知怎么防护，感觉搞不
定。。如果有谁有DIY的经验，也很想听听分享。 |

agent说crawlspace积过水， the wood support is rottend,the owner laready
replace all the support in craw sapce

scheduled to look at the problem.
Do you happen to know much can it cost for the worst case scenario? It is a
1900sqft house.
The inspector says it needs a drain for $1500-2500, the contractor says no
problem, no fix at all,and the sign of water is just from when the house was
built in 2000.
Don't know what the other experts will say and whose words to rely on. We
know nothing about the crawlspace. Any tips?

Satisfy whoever认为得在房子下面做一个drain，他还真以为有人会信应该是从地下升
上来的。不就是backfill settle down，造成crawlspace反复积水。Oregon的water
table再高，能平地趵突泉？要真是这样，挖个drain不是疏通了泉眼，让水往上喷得更
欢了？
LZ这个就是reverse grading，坡度反了，水往房子流。不影响购买。买了以后从房子
下开始垫高，drain the water away from house。确定不再积水了以后，再把crawl
space铺上plastic sheeting，减少湿气。
你那帮专家啊～算了，老汉砸了人家估计得$1500到$2500的生意，发俩包子抚慰一下受
伤的RP吧。 |

顶烟囱漏的，结果一层没事，现在肯定是AC的事，需要做点啥吗，还是CrawlSpace无所
谓呀? 多谢各位！还有，我家CrawlSpace啥也没有，有的只是DuctSystem和上下水系统

发帖数: 1 | 7 新买的房子，应该是空置了一段时间了，开通风系统后有疑似老鼠尿的味道。检查后发
现crawlspace和duct里有被撕烂的保温棉，attic有老鼠屎和没清理好的瓦片。
最彻底的办法应该是换掉整个crawlspace的保温棉、塑料布并杀菌消毒、堵洞除害，
attic也重做保温，但要动些干戈。
想问问大家有无类似经验、经历和相关的contractor/公司推荐，大概费用如何。Duct
里进了老鼠或建了老鼠窝的话对健康的影响到底到什么程度?

打算找专业的人来帮忙搞了。大神有什么建议在合同中规定哪些重要标准吗，比如R多
少？
关于通风道的清理和crawlspace清理的关系我觉得是：1，清理是有胜于无；2，只是用
类似吸尘器的工具吸气的方式来清理确实不彻底，于是会感觉清crawlspace也是有胜于
无。。还望指正。

to check the problem. For states like Oregon, WA, water in crawlspace is
normal. the key is to find out how the water got in and how much to fix it.
btw, you are buying from FSBO. will your agent gets paid? normally this kind
of sales do not have any commission for the agents. |

教训是当初inspector来查房时就应该跟着下去看，不懂么现场问。

从上到下是level 4, level 3, level 2 跟 crawlspace。
但是level 2跟 levle3比较困扰我。
因为这2层也有crawlspace，所以不清楚每层要offset到哪个位置。
我是想 crawlspace 2应该在bdrm 1 跟 bdrm 2下面。
然后 crawlspace 3在 Den 和 kitchen 下面。
然后 crawlspace 4 就在 entry 下面。
或者有没有可能garage下面也是有crawl space？（3-car garage）
因为做的是forensic， 所以对方不同意我们去房子里面做surveying，所以只能从他们
给的打印的floor plan，然后自己再从新画图，从新做结构。 |

I used to have a water puddle in crawlspace during rain season... and got a
big quote from crawlspace contractor.

费的，这些是做crawlspace drainage，Wu Construction, Perma-dry,Rite-way
waterproofing. 可是，他们也许会头痛医头，脚痛医脚，推荐crawlspace里面做
perimeter drain + sump pump.最重要的是你找出问题所在。如果是地势问题，也许房
子外面作french drain是最好的。当然，如果不介意cost,两个都做最safe.你也可以

你有没有看你的gutter是不是排水正常，如果堵了（下雨天，overflow)的话，水会排

给我安装抽油烟机的老资格Contractor告诉我，抽油烟机管道可以允许长到100'.
取决于房屋结构，抽油烟机有很多种安装方式。半年前，针对一套Condo，因为厨房在
房间中间，厨房背墙是另外一个Condo的厨房用墙，即两个Condo厨房公共墙，他曾经提
出安装抽烟机的方案如下：把厨房背墙填充的Insulation 材料挖去一块，安置抽油烟
机管道，然后沿厨房背墙垂直向下通到CrawlSpace，沿CrawlSpace到Condo的外墙，在
外墙安置Discharge Vent。他告诉我，这种管道走线图完全同于Condo的卫生间Fan的管

买房子的时候是雨季，就发现crawlspace潮湿，下雨时还会有水。考虑到湾区老房子毛
病都多，从seller那要了点credit也就从了。结果买来后由于downspout管子没接好，
几场大雨crawlspace成水坑了。
开始是在downspout通到地面的地方弄了几个桶形塑料袋做extender（图上绿色的）,有
些效果，但地下还是潮湿。于是后来决心挖个管道彻底解决这个问题。
找了两个老墨，在沿房边比较低洼的局部大概挖了个近两尺深的沟（护城河？），自己
装上french drain pipe(下面有两排小洞的管道), 纱布，石子。。。
后来觉得好不容易挖个这么深的坑，于是填了石子以后在10“深的地方又埋了个
downspout extender pipe（下面没洞），把downspout的水直接引到了路边。
当时还想着在crawlspace最低点挖个sump pump, 结果一年半来地下一直是干的，看来
不用pump了。 |

第二个Sump Pump很可能是房子建好之后，建筑商补上的。因为 第二个是用Garbage
Can作为Sump Pit的，而且Garbage Can已经被捣坏了。
我本来想自己更换Sump Pit，但从HomeDepot买回来新的Sump Pit之后，发现进不了
CrawlSpace那个门洞，只好将Sump Pit退掉。标准的Sump Pit直径是18“，而
CrawlSpace的门洞宽度是16”。 |

3, Crawlspace
有一些类似fungal的斑。这家人两年前搬来的时候在这里有mold，但是他们请人处理好
了，并且有五年的warranty。不过条款是如果这里进水就warranty失效了。现在的
disclosure里面宣称没有进水情况发生。但是到底之前为啥会长mold也不知道。open
house的时候看到房子周围有以前种爬藤植物的痕迹，而且有棵树距离房子很近。还有
他家一个喷水器几乎就在房子边上。

如果是这样，可以通过Insulation层把排气管引到CrawlSpace，再在CrawlSpace沿墙面
下边钻排气口。这样做，排气口比较隐蔽，不影响房子外观。缺点：安装费用稍高。 |

了然。
其实，电线，电话线和Cable线，都可以在CrawlSpace中看到。电线从CrawlSpace进入
房间是紧紧依靠某根Stud垂直向上走的。当然，Attic里面有给安装在Ceiling上的灯具

Engineer needs to address this.
The crack location, orientation, and opening width can also help determine
what the cause was. I don't understand why there were cracks in the basement

joint at door／window corners。以后容易产生crack. 换言之， 应该用一大整块
drywall， cut中间放door/window ， 而不是用些小块的drywall拼接在door/window周
围。可是如果用一大整块drywall， cut中间放door/window比较费工费料，有时侯是
builder为了省钱，有时候是工人为了省事， 就用些小块的drywall拼接在door/window
周围. 时间长了，不知道受力不均还是怎么，这些小块的drywall之间就裂开了。
这房子是半basement半crawlspace。basemen地上有一条crack，不粗，貌似问题不大。
crawlspace我就不知道了,看不清. 其实车库地上倒是有两条crack，又粗又长, 不过据
他说都不要紧。

subdivision has a high water table which is fairly common in that area。他们
采取了一些措施：
1：crawspace底下高一些，所以整体crawspace里面高度低一些；
2：crawspace里面装泵；
3：crawspace里面做了防水防潮处理。
这样的房子可以考虑吗？builder在当地挺有名的。下面是builder写的：
-The floor of the crawlspaces are shallow and calculated to be above
seasonal high water levels.
-As backup to this there will be a sump pump installed in case of an
excessive wet seasons down the road
