Such highly leveraged REITS could be quite risky, many of them stopped
paying dividends (or went bust) during the trough of the last real estate
boom/bust cycle.
However, if you believe the recent RE boom just started and could last for a
while, they are a good vehicle to ride on.

One category I have been paying particular attention lately is US royalty
trusts. It's well suited for IRA where you don't need to deal with its tax
consequences.

There are a lot particulars about energy trusts, so if you don't want to
spend the time to understand them, you probably should stay away.
For the record, I have bought PER and SDR recently. I still like both at
current prices, esp PER.

One way to think about a royalty trust, say take PER as an example, is that
it is like a high yield bond but with
1. a floating option (with a floor in the next few years during the
subordination period). This has to be valued since energy prices will likely
match or outpace inflation longer term. Hence it does not suffer much from
interest rate risk like fixed HY bonds will, a very important consideration
in this low interest environment.
2. no call provision.
Other things to consider
1. Depreciation: very important to understand, has consequences to unit
price and tax
2. Treated as limited partnership for tax purpose
3. Commodity (Oil and Natural Gas) price risk and revisions to reserve
estimates.
4. Not relying on leverage unlike many other high yield investments. | c*****e 发帖数: 1106 | 10 I also wouldn't recommend REITs, the entire sector is over priced IMO.
Earlier, I recommended here some inexpensive DC based REITs due to the
excessive fear to Fed govt spending cuts, the one I actually owned was FPO,

predict accurately when interest rate and Fed policy will change, AND can **
act** on it before the game is over.
