我们的情况是贷款数比较小,想用5/1ARM,5年内就还完,就想找个这种情况下,总付
钱数比较少的贷款。看rate低,point高,fee高合算还是反之。
谁给个好用的连接吧,谢谢拉! |

最简单的,monthly payment x 60 + cost,大致就出来了。 |

基本上两年多就赚回来,这是30年的。
你的情况呢,比较复杂,不过5年平均下来还是赚的。
比如贷款300K,3.5%,一共5年$327,451.41.
买点0.25,3.375%,一共5年$326,444.76+$750=327194.76。小赚一点$256.
同样,买0.5 point,降0.25%。依次类推。 |

for 0.25% rate. But anyway, I think anything more than 0.5 point is not
good.

keep the loan, the better. now if you want to pay extra every month to speed
up the pay off earlier, then break even time is longer. also the more
points you buy, break even time is even longer. so in your case (also
similar to mine),
1) buying down with too many points is not good.
2) buying down does not save a lot when you plan to pay off loan in 5 years
3) if you make you decision to pay off in 5 years, you can try buy
