最近看到一个房子,价钱,学区,地段都满意,就以低于开价一万多的offer,并同时要
求对方付closing fee.
但是后来我们的agent告诉我们,住在这个房子里的人正在另一个地方盖一个新房,新
房要等到十月中旬才会ready.所以房主希望等到那个时候才搬走。今天seller给了个
counter offer,要求原价卖屋,并要求我们付closing fee.同时希望我们能让他们多在
里面住两三个星期,直到他们的房子ready。
我们现在很为难。看房子看了有大半年了,这个房子我和我ld都很喜欢,我更是在下了
offer后天天憧憬着住到里面去的光景。现在这种情境下,不知道inspection 该怎么做
,做完inspection后让原户主继续住,如果房子又出了问题该怎么办?
如果怕棘手move on,又很担心接下去出来的房子越来越少,找不到喜欢的房子。
大家有没有遇到过这样的情况?

it's quite normal. we let our seller rented back for a month after closing.
seller must pay rent which covers at least all your cost, with a deposit.

谢谢你的回复。
那在这种情况下,inspection是什么时候做的?如果是rent之前做,那万一屋主住的时
候哪里damage了,我们又看不出来。

we did inspection before closing, which is before they rent. well, unless
the seller deliberately made damages after inspection and during the time of
rent back. there shouldn't be any serious invisible damages in just a few
weeks. And you hold a couple of thousand dollar deposit in hands, why the
seller risk the money to make damages.
Mostly sellers appreciate you for letting them rent back a couple of weeks
for their convenience. Our sellers did, they cleaned the house very well
when they moved out.

Just let them pay you rent if you are not rush to move in.

One thing you have to be careful is the insurance. Legally, after the
closing, you rented your house out to the seller. You are responsible for
anything happened in that house.
Check with your insurance company, make sure the coverage is right.
You may need to purchase umbrella insurance or renters insurance.
