NA部分完全空白。Zillow上信息很清楚写着所有appliance will stay，Appliances
included部分注明了dishwasher，microwave和refrigerator。当时就这个问题问了
agent，他说不要紧，我们是新手也就听了agent没在意，这个也没有留下证据。
随后做房检。两次谈价格，都是seller回复很慢，最终6/30晚上收到buyer agent发
来的文件，告诉我们只有1个小时签文件，所以还是忽略这个disclosure不完整的问题
，签了。7/1，agent发来消息说seller要把冰箱，washer和dryer全部拿走。我们对此
非常气愤，跟agent表示退出，但agent说我们deposit可能拿不回来。我们问agent如果
退出后跟seller谈deposit的事情，是他出面还是我们自己，他说deposit是买家和卖家
之间的问题，他们只是中介。

刚给sears电器保险打了个电话，说５０块一个月，必须至少买一年，然后每个
technician visit 是７５块 deductible，然后３０天以后，all appliance 能修就帮
我修，修不了就帮我换。每个月repair or replace最高额度是 １万块。而且不管原来
的 appliance 多老多旧。还包括一年两次 hvac free maintenance.
你用过感觉还不错吗？
觉得这 deal 太好了，简直too good to be true 了 . |

发帖数: 1 | 8 Home Warranty一般是保正常使用损坏的，比如空调，冰箱，热水器啥的。Insurance是
保意外的，比如大风，失火，盗窃，家里水管爆裂造成的损失。
后者是Lender要求必须买的，因为比如你的房子烧了，你可以拍拍屁股走了，房子不要
了，钱也不还了，因为烧掉的房子也值不了80%的房价了。所以必须买。前者只会造成
你生活不便，你也不会因为空调坏了就不要房子了。所以不是Lender要求的。
至于买不买，谁买，都是可以谈判的。我买的几个房子都是卖家买的warranty.通常的
含义是卖家保证房子里的appliances能正常工作一年。当然卖家也可以拒绝买。如果这
样的话，买不买通常决定于你对原来房子里appliances的信心。如果是5-6年的房子，
可能没必要买。如果10-20年的房子，买一个安心点。 |

我持有Sapphire主要目的是可以转点到UA或其他，因为带7%的利息，所以如果全年平均

It will be around 1.5 month before my house rental.
Could I claim the appliance purchase as the cost for rental house when I
file tax return next year? Or do I need to defer it when the house rental
really starts

if you had expensed it, it's a lot of paper work to change. I had done it
last year and it's 20 pages of forms though I had to restate depreciation
for a lot of properties.
I would say to let it go if IRS didn't audit you. it's a minor problem if
you just expensed a couple of appliances. |

我们。 不知道像这种情况，这个walk through 还有什么作用， 即使final walk
through 再发现什么小问题， 估计也要不到credit 了。 seller 早已搬走了。可以
看看所有的appliances 的manual 在不在？ 要没有的话找他们要？ 现在所有的
