上只砍了7千，我们很不满意，Realtor给我的解释是，他这个价格，是根据最近周围类
似房子的成交价格，房主的要价，房子Assess价格等等，减去他认为我们搬进去后要支
付的开销，比如说刷墙，换东西等的价格定的。他说出太低，人家可能Angery，谈都不
谈了。但是我们认为才差七千，人家要么马上就Accept了，要么再来个Counter offer
，这样我们Negoiate的空间就没多少了。另外我们准备出个低价，也是想一面Negoiate
，一面再看看会不会再出新的更好的房子，请问你们的Realtor帮你们出价，是按你们
说的出还是他的出啊？还是说我这个Realtor就是怕麻烦，不想给你们折腾啊？谢谢了 |

Dealer告诉我说这是OTD. 请问这个deal好吗？感觉doc太贵了。还有就是17,573究竟是
什么价格(BIP?). 另外还有negoiate的空间吗（感觉这个价格比网上emunds给的价格还
低？！）？

as of that day, and take delivery immediately(same day or next day). So if a
dealer has no /low inventory, it can't attract costomers to generate enough
sales.
As a buyer, you are in a better position to negoiate with the dealer on a in
-stock item. But if your built is different from standard in-stock item,
most likely you will pay the premium for the customization, since the dealer

受了，但是，问题是，回头如果即使LCA批复了，到那个时候offer还是没有最后下来，
可以申请H1B吗？
我现在是啥offer都ok了，没有底线了，Faint，但是，关键是下不来啊。有人知道吗？

着招人，我不知道他们为什么要面试我，说两三周后才会有结果。两个职位工作内容差
不多，都是数据分析，待遇估计也差不多。
现在的问题是，怎么谈已有的offer？ 如果直接去negoiate, 没有别的offer要怎么说
，我现在在职，可不可以用现有的谈？（因为relocate才跳槽，所以无论如何都会在这
边接offer)。 还有另一个面试要不要催offer， 如果他们不急于招人的话催会不会反而
让他们直接拒掉？ |

主要是两个bathroom其中一个在地下室，还有gutter没弄完。fireplace 90%finished
。当初negoiate的时候我们知道也同意以后自己搞定，seller会把fireplace弄好，然
后会guarantee 拿到 certificate of occupancy。现在我的mortgage processor 要求
这些全部修好再去 finish appraisal。bathroom和gutter的cost已经体现在价格上了
。seller应该不会去修的。可是总不能我现在出钱去修吧，万一我修完了，mortgage
没批下来最后，我不是白花了2-3万？怎么办呢？我和银行一再说明这些item都是事先
说好的。seller也保证拿到certificate of occupancy。有经验的大牛们给出点主意吧 |

Because the agency collects the fee according to your salary, they higher
you get, they higher they get. You have common interest and they are
supposed to be professionals on negoiation.
But no harm to tell headhunter your concern i believe, though it might
be another story to deal with the company directly. |

process you will have with your US partner who will ultimately extend you
the offer. Most of them will have no IDEAS of L1A or L1B, let along EB1C. So
the point is, it is possible, as long as you talk to the right people (i.e.
