前两天看见newegg的deal，和amazon比了一下，便宜一半，review不错
就买了两个Polk Audio Monitor 60
不知道环绕，和sub roofer，还有低音什么的要不要都买polk audio的
买什么好呢？等deal买最划算的，还是最好要一个牌子一套的？
考了一下古，似乎误打误撞买到了平民级还可以的音箱了

Ordered home inspection this morning, and radon test. Radon text kit was put
there 48 hours ago. The results are:
1) The radon result is 2.7. It is ok if it's less than 4.0. The cost of the
radon test is $125.
2)The house inspection costs $225. He visually inspected inside and outside.
Found:
2.1 Two pieces of viynl need to be replaced otherwise water may come in;
2.2 The roof has to be inspected by a roofer, so ordered, and inspected this
afternoon;

一是漏水，楼上楼下的bathroom都漏水，楼下的房顶有水浸的痕迹。Inspector说现在
发现的只是表面现象，墙里面有可能也渗水发霉了。有两个toilet被封了了蓝条，进水
管也封了，估计漏水比较厉害（之前还有侥幸心理，希望是轻微leaking的小问题，结
果inspector说是water damage）。二楼屋顶也有轻微的水迹（之前没看出来），房顶
也有问题。
二是负责二楼制冷的空调坏了，具体是什么问题不知道，要花多少钱修也不知道。需要
修空调的来查。
三是三个卧室都没电，但是走廊和浴室都有电。Inspector说需要Electricion 来查具
体是什么问题。
Agent问我怎么打算，放弃还是和银行商量。问题是不知道需要花多少钱修，还要在找
electricion 和修空调的，弄房顶的。
我在http://www.ashi.org/找的inspector，感觉一般，检查了一个小时，匆匆忙忙的。只是告诉你哪有问题，但是不知道什么问题。房顶需要roofer，卧室的电需要Electricion,空 |

我倒是估计象Inspector之类的人话更有力些.
不过我建议你可以到专业点的网站问问, 他做的这活行不行.
如果有比较专业的意见告诉你说他这活不成, 你可以直接
跟他谈. 他们这一行还是讲口碑的. 除非他今后就不干了,
不在乎你打官司要他赔钱, 影响他的声誉.
否则应该还是愿意给你做完, 避免最后赔钱的. |

If you go to a roofer, he will always suggest you to fix up the flashing,
which wouldn't do any good if your problem is caused by frost. I'd suggest
you waiting for summer to see if the problem still persists. If such problem
doesn't occur during summer rains, then it's just frost, and the best
solution is building a fire in the winter. Otherwise, get the flashing re-
installed.

板，难道是那个冰导致了下雨的时候漏？
这次大雨据说下了有10寸，很多地方都淹了。
情况是，一个烟囱从阁楼看，周围有水迹，下面的木头湿湿的。二楼墙看不出来，一楼
天花板有水迹。壁炉里面没有水，地下室这个烟囱周围没有漏水。
另一个烟囱从阁楼看，周围也有些水迹。但是壁炉里面漏水，壁炉外面是石头墙，也有
些潮湿，地下室烟囱周围有漏水，黑色的水。
如果是烟囱没有帽子的原因，是不是只会沿着烟囱管道往下？阁楼里是不是不该有漏？
有没有可能烟囱管道里面的水渗透砖头漏出来？

estimate is written on paper. credit 的话要看roof要修多少钱了。比如说要修＄
10k，可以直接要求＄10k credit 或者 ＄5k 以上，这个要看你的了。屋顶有没有大问
题要看你的 home inspector 怎么说的。当时你没问他严不严重吗？ |

查漏雨找roofer，不知500块能不能打住。厕所换些镜子之类的，几百块不知行不行。
水池子据说300块。厨房的抽油烟机（自循环的）也是油腻腻的，估计不能要。
地砖就不敢想了，全做花钱另外说，时间和hassle我承担不起，一旦买了想尽快住进去。
天天看HGTV，看别人买的房子真是美轮美奂，羡慕得很。这个版上的一些兄弟姐妹好像
买房子挑了又挑，也是游刃有余啊。我怎么就找不到像样的呢。
我们的agent是美国人，前一段时间没房子出来，也不太理我们，自从offer接受之后，
最近好像比较push我们。可能7000多刀的commission还是有很大的动力的。 |

一个月，还没来收钱， 就给他打了个电话， 他说最近太忙，过几天来算账。从那以后
，我们差不多每隔一个月就给他打个
电话（欠人家钱心里不踏实呀），每次都是留言。我的留言都说的很清楚，包括我的住
址电话，我要付钱等。

temporary fix and will require future repair or re-application.“
按理说，这个房子的ROOF因为chimney flashing漏水去年冬天才更换过，新的ROOF不应
该有tar这种材料。我自己也在网上做了一点研究，"Tarred flashing is a defect in
my book. Since roof tar does not hold up (notice he applies it every year)

In your case, you can ask the roofer to install a piece of zinc strip after
power wash. Used to be copper strip, but copper stains the light-colored
roof to some pinkish shade. |

有rotted的迹象,shingle有没有缺损。一般天花板漏水，找到漏水的地方就很容易修。
price range from $200 to $1k depends on the area and how much need to be
done.我们的房子原先就让小松鼠在chimney的边上咬了一个洞，后来花了两三百让人补
了下shingle就没事了。
如果是水管经过屋顶走的就要小心了。可能是水管漏水，一般小leaking很难查，如果
没有walk up attic的，还要把屋顶shingle揭开，一段一段的找，人工比较大，要
roofer还要有plumber,小面积的估价$2k到$5k. |

company来做个临时处理，俺同意了。Roofing company来临时处理了一下。
后来保险公司说那个问题不在coverage之内，他们不负责，连带roofing company的临
时处理费用也不管。现在roofing company不停给俺寄账单，有四百多块钱。俺后来找
本地的roofer来看过，整个屋顶收拾好也就是一千五，那个临时处理只处理了极小的几
个点，绝对不值四百块。
临时Roofing company收拾完之后曾经给俺打电话，要再派个人过来show一下他们做了
什么，还要拿一堆表格让俺满意的话就签字。到约好那天却没人来，也没有通知俺改时
间。后来把表格寄来了，俺当然没有签字。
请教各位：俺不想付那么多钱，有什么办法没有？怕他们回头弄到collection去。
