发帖数: 2228 | 2 考了一下关于short sale的古，还是有很多疑问，跟listing agent所说的不符，网上
看到说short sale银行approve不需要offer,银行会指定一个price,而listing agent说
现在需要一个offer来approve short sale.晕。。
还有一个疑惑就是short sale的弊端是中间有一个状态可能会持续好几个月，buyer 资
金冻结，这里不是很懂，deposit是应该在bank approve这个short sale后才交吧？而
approve之后再去搞inspection, mortgage,bank approve short sale之后应该跟正常
买房子的形式差不多了吧？还有最坏的打算是如果要冻结我的资金是指冻结deposit吗
？这个没多少钱，还是指冻结downpay，还是指这个offer不能withdraw就绝对不可以给
别的房子下offer吗？能解释的详细点吗？ |

的培训，
最后一关是做一个30mins presentation，topic是sales
conversation, teaching a
group of bankers who want to learn more about holding
effective sales
conversation.
我没有sales的经验，所以对于content的把握上面完全没有头绪，想请教版上
有没有在
银行或者相关领域做sales的xdjm，可以提供我一下大体的方向，有哪些具体
的专门的
书籍，报道等，或者哪位好心人email我一下自己的经验，也是求之不得。

其次 要过去成功的 客户或者同事推荐比较好 人脉要过的去的
再者 也得搞清楚背景 Sales VP 这个职位不同企业从低层到高层都可能 要看企业结构
最后 Sales 只能 Marketing & Sales
不能雇一个人就当万能工具了
商业模型不能让Sales或者Sales背景的人来做
越在大企业出身的越不行
其实Sales是很好评估的
来三个月看看他能联系到的客户层次

为第二次buy & sale可能被算作是下一次buy的wash sale。 我怎么知道1099B里面哪些
是哪些啊。。
还有1099B里面有3个总的数字，一个是sale price, 一个是cost basis，一个是wash
sale loss disallowed. 是不是我2011年的gain and loss= sale_price - cost_
basis + wash_sale_loss_disallowed? 我大部分的loss 似乎都是wash sale loss
所以这样以来搞的我好像gain了很多一样。。
还有那个8949表，我保税的时候该怎么搞？ 那么多交易记录难道我要自己一个一个填
上去么？ 可以直接就写个总数，然后把1099B附上么？ |

Nov 1, buy 500 share at $5/share
Nov2, sell 500 share at $6/share
sale statement is split to
1)buy June1, cost=$2000, sale proceeds=$1200, loss=800 (wash sale)
2)buy Nov 1, cost= ????, sale proceeds=$1800
is cost $1500 or it should include part of the wash sale loss?
如果是前者，是不是损失的８００都以后算在剩下的２００股的cost里？如果是后者，
cost怎么算呢？

饭。。。没有任何技术背景，也不需要特殊的专业。。。这是什么职业啊！！！
再从现在这个公司说说吧，由于公司处于扩张期，需要sales扩大市场。但是对sales的
要求又非常高，有一定的quota要求，达不到要求的会被fire。我听说有很多sales被
fire了。记得和我同一天上班的sales有6个，一年后就剩下一个了，同时做technical
的基本上没有人员流动。不知道其他公司的sales的日子会不会这么难过。 |

发帖数: 3287 | 14 我上午去的，本来以为是10点开始，没想到到的时候都10点半了还没开，门口排着队，
10点45开始放人，真是一片混乱啊，他们每年的sales都是一样的做法
就是一堆人挤在柜台上，sales记下来每个顾客要买的东西，写在一个透明的袋子上
再给顾客一个号码，顾客只能拿着号码去cashier，
sales再找到顾客要买的东西，放在袋子里，然后通过后面的小路交给cashier的人
顾客排队排到了的时候，把号码给cashier，cashier再到后面的小房间找到顾客的东西
最后付钱，走人。
每年都是这个非常麻烦的过程，sales和cashier都是这个代理的办公室职员，被临时拉
来干活的。今年尤其的混乱，sales还不如我熟悉这个过程，cashier也是，连结帐的机
器都不会用。结果就是导致整个过程其乱无比。我还要教那个sales怎么做，cashier那
边也是，结帐一次要5分钟以上！
护肤品只有givenchy的，值得买的抗衰老系列的power youth，保湿补水系列的skin
drink系列，美白系列bp都是很老的款了，我担心要过期没有买。还有个no surgery系
列如果买给老妈是很划算 |

一种是银行批准的；另一种就是银行压根还不知道的，只有签了P&S之后才会送到银行
那里，好多银行是没有闲心看offer的。可这个时候作为买家，如果银行不批，就会丢一个
Inspection的钱（$400 to $600不等 ）和律师费（$250-$350）。
Lienholder的尴尬：
首先我们要看一下seller到底欠了多少钱：房子比欠款值钱，我见过所欠不多（六万）
，房子值二十万的，这样成功的几率大些；欠款很多，比房价多得多，可所幸只欠一家
，所以还算是批准有望；欠款多少暂且不论，Mortgage和Second Loan在两家不同的银
行，Buyer就要等着两个银行商量出分钱的方法，纠结缠绕，方能成交，一般希望不大。
Seller和Lienholder银行的关系：
我们一般买房子只要和Seller拍板就可成交；在short sale的过程中，Lienholder才
是正主，seller只是一个middleman，往往是律师，listing Agent和Seller都想卖，望

a pile of junk on my desk.
on Camry/Accord/Maxima (I know, I know. bear with me please):
Camry (3/99 YTD): 103,466;
Accord (3/99 YTD): 94,939;
Maxima (3/99 YTD): 25,936.
That is, if v6 Camry/Accord are more than
25% of their respective total sales, Toyota/Honda
beat Maxima. Unfortunately, JD Power doesn't
break down the sales further.

之前跟一个车行的某sales有联系，后来觉得他态度很冷淡就没有继续了。后来看上一
台车，找了另一个，那个比较热情也邮件offer了很好的价钱，然后今天去找他
，他却不敢接，说是之前那个sales说要take care我的事情。
然后我就找了之前的sales，他还是那样，反正价钱他同意按我说的，但是有些具体的benefit不肯给，而且特别冷淡，基本我问一句他答一句的那种。带我去的朋友都说这人太不会做生意了。其他卖车的都是很热情的....
我蛮喜欢那台车，价钱也还ok，但是实在讨厌那个sales，请问版上大虾，我可以去找后来对我比较好的那个sales吗？？（他们都在同一车行） |
