大家给点建议。
现在有一房子,中部大学城,三年前买的,不到20W刀。现在LD在附近的一个城市工作
,一个半小时车程,为了方便我们打算搬过去,另外的考虑是那里的学区比较好,房子
30W不到就可以搞定。
我们应该卖了现在的房子再买下一个,还是留在手上做投资?现在是买方市场,房子都
不好卖,能以三年前的价格卖了就不错了,要亏好几万,主要是mortgage的利息。是不
是放在手上几年,等市场好点再说?这里是小地方,房子可能涨不到那里去。
如果从长期打算,房子是不是个好的投资途径?
另外,我们现在有些存款,加上收入可以对付第二个房子。

You either sell it or rent it out. There is no way you can make
even by idling.
No, except the primary residence.

The way to think this is to ask: Can I make better investment than this
house? If yes, then cut loss and then move on to the new investment.
You have to defeat the fear of realizing loss and make the judgement
objectively. So the fact that you have to sell at loss is not a reason for
you not to sell.
I know it's hard but it's the way to invest.

Why not? I think keeping and renting is great investment.

Thx!
We are not looking for better or optimum investment.
Rather we want to figure out whether this house (3 years relatively new) is
investable if it is managed well such as
renting

Why is it not a good longterm investment? Because of mortgage? Plus the
value of house will not appreciate fast in a
small town like ours?

as far as you rental income covers your mortgage, tax, maintain. rental
tenant will not as careful as owner, also they may call you at anytime for
fixing.after rental, the house condition may not appreciate your investment.
some time mutual fund has better return. but diversify your investment,
follow your common sense.

if you can sell it at the price you paid for the house 3 years ago, it is
very good news. I would sell it without any hesitation.
being a landlord is not easy, especially for long distance landlord. 1.5
hours drive may not be that bad, but your tenants may call you to come for
very tiny things such as changing a light bulb, switch a circuit breaker,
etc.
if the tenants do not pay your rent on time, you have to come to collect it.
you may even end up with filing an eviction at court to kick them out.....
anyways, too many headaches.
of course, if you enjoy dealing with people and are lucky enough to get some
good tenants who always pay rent on time and take good care of the property
, you will make some money.

No, because only primary residence can guarantee 100% occupancy
at all times.
You can never reach 100% occupancy by renting it out. There will
be gaps, sometimes as large as a year.
