seller tried to cancel contract by using deposit money NOT deposited and
seller has not signed lender approval terms as leverage. What can I do to
stop him from doing it? If he does so, what can I do to protect my rights
other than actually going to court?

对方没有在你的offer上面签字，合同是不生效的。你总不能把刀架在别人脖子上强迫
卖方签字吧。银行批准了价钱，但买卖是买方和卖方搞定的。
你的deposit 是你经纪人拿着的，目前没有open escrow，你想拿回就拿回了呀。 |

on and inspection money has been spent.
anybody knows what could be done to force to sell? contract signed before
submitting for lender approval. |

发帖数: 12932 | 9 the seller don't want to sell there is not way of "forcing a sale". just
like when a buyer wants to back out, using a technicality as excuse, there
is no way of forcing him to buy. U can probably try to suit for your expense
like inspection cost, but you will be lined up after all other creditors
even if you win the case. I'll say try to find out why the seller back off
the deal and see if you want to sweeten the deal a little to entice him. |
