How to understand the mortgage rate?
For example, the loan is 500K and the mortgage rate is 5%. The interest to
be paid is 500K X 5% = 25K.
It is not that simple, right?
Or, it is 利滚利?

每个月都会少一点点。

你如果只付利息的话,就是这样,一年25K的利息,每个月就是25K/12=$2083
事实上并不是只付利息。比利息多的那一部分就是本金。比如你一个月付$2500。因为
第一个月的利息是$2083, 那么第一个月付的本金就是2500-2083 = $417.那么一个月后
你的本金就是:500K-417,你下个月的利息是:(500K-417) X 5% /12 = $2082, 比上个
月利息稍少一点,再还2500,这2500本金部分是2500-2082 = 418. 欠的本金是: 500K
-417-418,以此类推

Thanks for the replies.
So, grossly, assuming the same fixed mortgage rate for 15- and 30-year loan,
a 30-year loan will pay 15 years X 25K/y = 375k more compared to a 15-year
loan.
But I will be able to pay more on the 本金 if I use a 30-year loan, which
means that the actual interest to be paid will drop down faster than a 15-
year loan.
Maybe, that's one of reasons why the rate of the 30-year loan is higher ?
Assuming that I am able to pay some money to the 本金 every paycheck, bi-
weekly payment

25k*15肯定查太远了,因为到了第15年你的利息就接近0乐。在处以二还差不多。

loan,

还是那句话,如果只是付利息的话,那就是的。但是实际上利息是逐年减少的,头几年
利息接近25K,但是后面会越少。30年付的利息肯定比15年多,但是也不会多那么多
这个不对。假设30年的利率跟15年一样。你以15年贷款的payment来付30年的贷款,每
个月的利息减少量跟15年贷款的payment付15年的贷款一样,也会是刚好15年还清。

500k at 5% for 15 years:monthly payment=3954, total interest=211k
500k at 5% for 30 years:monthly payment=2684, total interest=466k

Assuming that I am able to pay some money to the 本金 every paycheck, bi-
weekly payment is always better than the monthly payment, since the interest
will be caculated based on the new 本金 on the second bi-week ?
