利息,400左右的本金,是不是晚一个月refinance,就得多交一个月利息?那不是更不划算

我们必须通过指定贷款公司,否则所有的优惠都拿不到.但是他们说可以refinance.

, then go for it. If interest rate goes higher, then you won't save any
money by refinancing. 2% is just a rough number, refinance makes sense if
interest rate drops by 1-1.5% as you'll need to take fee and cost into
consideration

That's impossible.
The builder pay 1% of purchasing price for the transfer stamp(around 4500).
Also we got 2% of basic price for going without agent. If we refuse to use
their mortgage company, we will lose those(about 12000). So we have to go
with theirs though they charge us about 5000 for fee.
If the APR from other lender is less than the rate we get now, still not
worth refinancing? I think most lenders offer 0 fee

2) 注意看看你现在要拿的Loan有没有Pay-off的时间限制(我们的第一个Loan有5年不能Pay-off (Refinance)的规定。

assigned to you right away, of course, you can try to see if the refinance
will save monthly mortgage payment in July. I am kind of not believing
that internet advertised rate you mention is truly zero down refinance.
Be careful about the refinance that lowering the monthly payment for a few
hundreds dollars but you are asked again to pay a few thousands in front.
What you really need is the refinance that just lower the monthly
