refinance settlement statement is $215,605. There is a $1,362 gap. The agent
explained that interest is paid on a mortgage in a 30 day arrears. Looks
like I need to pay one month interest above the balance. My current monthly
interest is about $759, which is about $600 less. Can someone expain to me
what is really going on?

Ask your loan company for the itemized pay off statement.
Ask they if you don't understand item on the statement.
Some company(not sure all of them) only charge interest
to the day you pay off. If there is more fund, e.g. the fund
transfer earlier than the target pay off day. they will
send you back a check for the difference.

发帖数: 8667 | 3 是有一个月利息，要不付给新的Loan，要不付给旧的loan。比如你月中close的，那么
新贷款生效前，是付旧贷款利息；生效后的日子付新贷款利息。再一个月才开始付本金
+利息。
买房也一样，第一个月只付利息，不付本金。 |

funding的那天，之后会有几十块钱的手续费之类的。 |
