agent email过去，没有用信寄。seller以此为理由说buyer没有按时索要repair，拒绝
repair，而且如果现在退出的话，earnest money 就没有了。

repairing. if you want to get out, ask your agent and his company to pay for
your EM since your agent screwed if he/she didn't do what they should.

发帖数: 79 | 5 签字了，然后scan作为附件发过去的，挺正式的一个agreement。而且还把我写的一封
信（主要是给agent看的，告诉她我要修哪些东西，让她准备正式的agreement）和home
inspection report一起发过去了

觉不爽，不想买了。
不知道哪儿有相关的条例，可以用来跟agent说，就怕他们不给，又扯皮。而且现在退
出的话，seller还有权利告我们。。。

都什么年代了，还用信寄。再说寄信，人也可以说没有收到。

Any notice required under the contract to be served upon Sellers or Buyers
shall be in writing and shall be deemed effective when
either actually received or when mailed to such party evidenced by certified
mail or upon postal certification of mailing to such party。
我觉得seller有意说没收到 |

发帖数: 1933 | 11 兄弟，你被Agent耍了，这个白纸黑字显然是说必须“certified mail"，你用email，
就算email卖主受到了，你也赢不了，显然错误的大部分责任是Agent，小部分是你自己
，谁叫你轻信Agent，而不自己读。我觉得你可以找agent要钱，这应该是他的责任，但
是如果他狡辩说叫你寄了，但是你自己偷懒不寄，扯皮起来就无穷了。
找Agent真是自找烦恼，押金多少钱？

发帖数: 79 | 12 押金2000，现在最担心的是，我的agent和律师都跟我说，seller可能会告我，如果我
不买他们的房子的话。
真是郁闷，我有律师和agent还出这样的问题，也怪自己没有没有看仔细，当时只是看
了一些可以改变的地方，没有仔细看其它固定不可变的地方，心想反正都是一样的。 |

发帖数: 848 | 13 我觉得如果你不想要这个房子了，不用担心押金。
addendum 用Email送的，现在一般等同于 卖家“actually received”。除非你们州明
确规定Email不算。
所以他们不能用这个理由不退押金。
关键是你inspection检查出来什么问题，要花多少钱修，你找对方要多少钱或修多少。
还是你现在就是不想要这个房子了。
更不要担心对方告你了，你有2000 liquidated damage, 没有人可以强迫你买房。虽然
理论上对方还可以告你他可能的损失，但是实际上，告本身的损失比那个还大。而且如
果对方告你，你还可以转告你的代理. |

现在不知道怎样怎样做？
seller给了我们response中说buyer没有按时索要repair，拒绝repair。
明天就是contract上写的，if buyers and sellers do not come to a written
agreement regarding the inspection results on or before 6/26/12, this
contact shall be automatically terminated and all earnest money
refunded to Buyers.
是不是现在什么都不做，到时就可以说没有达到agreement，
还是说我现在要回信坚持以前提的问题，seller不愿意修而 automatically
terminated |
