概就这么回事儿。

home. So, in addition to owing the lender the down payment on the home and

lender and third parties closing costs, which you usually pay at the time
that you close on your mortgage. Most of the time, it is the home buyer who
pays the closing costs, rather than the seller, though on some loans such as
VA loans, the seller pays a portion of these costs.

发帖数: 256 | 6 closing cost 包括4大类， 我把zillow上列举的费用分了一下。
1. 和银行审批相关的费用， 也就是和利率相关的费用包括
A fee for running your credit report.
A loan origination fee, which lenders charge for processing the loan
paperwork for you.
Charges for any inspection required or requested by the lender or you.
Discount points, which are fees you pay in exchange for a lower interest
rate.
Appraisal fee.
Underwriting fee, which covers the cost of evaluating a mortgage loan
application.
这个费用可高可低，可正可负。需要和你的利率结合起来看。如果你要正常利率，这个
费用700-1000 不等，叫 underwriting fee/administration fee. 如果你要低利率，
那么可以花钱买低低率，就是discount point, 那在underwriting fee/
administration fee的基础上你还要付discount point， 你的closing cost就高。如
果你想closing cost 低点，你可以要稍微高一点的利率，银行会给一次性的credit/
rebate, 这部分钱可以去付 underwriting fee/administration fee 和下面列出的其
他 closing cost.
其他的费用跟银行/利率没有关
2. title company 如果是 buyer 决定，那么你有一定的选择权，多比比价； 如果是
seller决定，那就没办法。看你所在州的做法。不知道你在哪个州？
Attorney’s fees.
Title insurance, which protects the lender in case the title isn’t clean.
Title search fees, which pay for a background check on the title to make
sure there aren't things such as unpaid mortgages or tax liens on the
property.
3. Goverment charges， 没有谈判的余地。
Recording fee, which is paid to a city or county in exchange for recording
the new land records.
Transfer tax (很奇怪zillow 竟然没把它列出来)
4. Pre-paid items， 在过户的时候你总是会需要先付1年的保险，过户那天到月底的
利息，escrow account reserve. 这些其实是你过户之后作为howeowner会产生的开销
，只是在过户的时候预付了。
Escrow deposit, which may pay for a couple months' property taxes and
private mortgage insurance.
在大部分州 survey 和 pest inspection 是lender 不要求的。如果你做，那也是你决
定用哪家公司做，你来控制费用。
